I don't see "discouraged". Still see those who want to downsize, or move to another area closer to family, even build. Those that missed the 2% interest rate know they missed the boat, and I doubt they were ever serious buyers. Waiting for "the crash"? Bet they missed that opportunity back in 2008 and wished they had jumped on the opportunities then. For these "buyers", the time seems never to be right.

I'm seeing buyers feeling that they are in the best seat in the house. They are sitting back and waiting for home prices to bottom out as interest rates rise and the seasonal change occurs. Our job is to keep them updated on new listings and updates in the market. We are the professional.

I rarely work with buyers. I recently agreed to take a buyer referral. That buyer is ready, willing, and able, and a cash buyer who can close quickly.
The challenge is getting in to see homes. If buyers cannot get in to see a property is it really for sale? The listing agent does not respond to emails, phone calls, and text messages. This is a problem of a different variety.
