I will go first.  That is a hard NO for me.

Showing a home in the dark makes zero sense to me.

Why do we open window coverings and turn on lights when we show a home or when hosting an open house?

Because it showcases the home.

In daylight, the landscape and exterior grounds can be "seen" and appreciated for all their beauty and color which cannot be seen in the DARK.

I am if working with a buyer who is viewing properties and we have not finished our tour yet.  When setting showings I try not to go past 8 pm. But due to number of homes and history of buyer viewing practices (slow poke) I have ended up still out and about later than I preferred and probably longer than some sellers expected.

I have, it's not ideal, but sometimes people can't start looking until after work and in winter dark is earlier so I may again.  But again, it's not ideal.  It's less likely to occur in today's market than 6 months ago when if you didn't see it day one on the market you missed the opportunity to see it before it was gone.

The dark isn't an issue, it'll be dark at 5pm soon enough.  The time of 8pm is the issue for me.  That's a big N-O.  That's evening time, relaxation time and most sellers will not want you showing the home then.

This has come up for me more than once. At first, the wanting to accommodate was very strong until my common sense kicked in. Now, NO SHOWINGS in the dark no matter what!

Hell no, I won't go! I have let people sit in a home and have glass of wine and some goodies to get a feel for the place. They paid full price cash and closed quickly. Not sure I would do it again.

I do not show property after dark; for safety is one thing and neither myself or clients cannot truly evaluate a property in the dark.

It's tough to see a home via flashlight!  Many years ago, an agent kept calling to say they were on tour and running late on my listing that had the electricity turned off.  They only had that one day to look so I was loath to tell them to forget it.  Haven't had any trouble since then with late showings.  I, personally, don't start a showing after dark but sometimes the client wants to see the sunset view.

I no longer show properties in the dark. The home doesn't look it's best to the buyers. Then you have to make a 2nd showing when it's light outside so let's just go during the day!

I certainly have been.  Had a client once from out of state and wrote her offer at 10pm.  She had ONE day to find a house.  We looked for 12 hours.  She loves her house.

I prefer not to show homes after dark. It's getting to be that time of year. If I'm going to show after dark I usually contact each showing to make sure it isn't an issue. Some sellers don't like showings after dark either.

Our Supra Lockboxes work unting 9PM so showing homes until then is a no brainer.  I would show a house at midnight if I could get in and the agent would allow it.  It would need a combo box or a someone to let us in.  I would do this in a circumstance where the buyer had on other option for time.  I do this not out of greed but due to my fiduciary duty of serving the best interest of my client.

During the summer ~when it is getting dark at 9 pm I might, I also had few special requests for a some properties with views~ after the clients had seen it during the day.

In most cases, showings involve a buyers agent and a seller's agent here. It's rare to find a listing broker willing to show past 7:30pm. I had a listing in my own building once where I set the appointment for 9:30pm, though the buyers ran a bit late coming straight from the airport. They lived on my block, so it wasn't exactly out of anyone's way.  Ironically, their agent didn't usually work in my area- so she sent the buyers to meet me alone, but we had previously worked together in our previous career at a hedge fund administrator- and back then we sat about 5 ft from each other. Small world. While I don't mind showing apartments later in the evening since it's not frequent, but it's not usually an option. Usual showing hours for sales or occupied apartments is 10am-7pm here.  Unoccupied rentals in rental buildings (as opposed to condos and co-op's) can often be shown at off hours.

No... I don't show property at 8:00 PM. Also, I tell clients up front I don't show property in the dark if it's a first visit... as they can't see the outside they will always want to come back... so why make two trips instead of one. I can't remember the last time I had a listing client who allowed showings past 7:00 PM (in the summer when it's light).

 

Moreover, I don't work at 8:00 PM in general unless I'm in negotiations on a property. Do doctors and attorneys see clients at 8:00 PM? I doubt it.
