We are at a 1.1 month supply of homes here in Charlotte with an average of 18 days on the market but, regardless of that data, WE ARE IN A BUYERS MARKET!
Buyers have the upper hand in negotiations as well as sellers are taking less for their homes - list-to-sales-price ratios are definitely falling. Talking to mastermind agents in our area, their challenge is setting seller expectations.
