How do I pay Federal Income Taxes quarterly? Do I have to pay Social Security Tax, and if so, how much? Do I need a CPA to help me with this?
Do I need Liability insurance? What is an E&O policy? What about my car, if I am driving for business? (Driving to meet a prospective Seller for a listing may be construed as driving for business, if you are in an accident en route, will your current automobile policy cover it?) What about an umbrella policy - what is that?
Are there "sharks" out there who will try to cut my commission, steal my commission, claim my commission? How do I know for certain that I will get paid when I have a Closing?
Do I have a good attorney on speed dial? Actually, do I have at least TWO attorneys on speed dial - one for real estate, and one for criminal charges or civil suits that may be filed against me?
Do I have a go-to Lender that I can bounce my Buyers off of, to pre-approve or pre-qualify them? And what is the difference between pre-approve and pre-qualify, or is there a difference?
When a mortgage is created, who is the Mortgagor, and who is the Mortgagee?
Do I have a go-to Insurance Agent to ask about Flood Insurance and things like that? Sure, I can look at FEMA maps and Flood Zone maps, but can I trust them? And what is the difference between Hurricane/Storm Insurance and Flood Insurance? [People in Florida who suffered losses under Hurricane Ian last month, are already being denied, because the Insurance company says it was FLOOD damage, not wind damage, and their policy doesn't cover them!]
Do I know Builders and Contractors who can talk with my Buyers about building on their lot? (And of course, those Builders will pay me a Commission, right?)
Do I know good Home Inspectors? Appraisers? Title Closers? HVAC repairmen, electricians, plumbers, Surveyors, septic tank companies, well drillers, etc. etc.? Can I provide names or suggestions (verbally, of course) if a Buyer asks me?
If I am competing for a Listing, against other Realtors, what if the Seller says, "Well, Jane Doe Realtor offered me a Variable Commission", or "John Smith Realtor said he does Discount Brokerage and Flat Fee MLS", how do you respond?
Do I clearly understand Fiduciary, and the risk of saying "MY buyer" or "MY seller", when there is no Fiduciary?

Although I have been an agent in California, I am working on getting my license in Utah. I agree with the other's saying. Know your contract. Read it! You would be surprised how many have not! Circle lines or items you don't understand, then ask your broker for details to understand and I would have a sample I had filled out or with comments on it to help me. Depends on your situation.
What support can be expected from your broker and/or trainer? If they are to be your co-joined partner for the first few transactions, I suggest you will learn the 'in-your-business' necessities by doing business. These "in-your-business" things however DO NOT PAY OUR BILLS. IF your broker has made not such commitment, you must ask yourself, "What are you paying your broker for?" No support from broker puts you months behind and doing a responsible job.
I will continue with the assumption the support from your broker is inexhaustable. The broker gets paid every month and with every success. Make the broker EARN their compensation.
Now let's move away from 'in-your business' to "On-your-business." When you are working ON your business it is about growth, leads, income, conversion, brand, and even continuity.
Next...about that business plan....within it you defined how much income you needed to break even, your income goal for the 1st year, and the pathway to success laid out for the first 3 months.
You defined your business and your preferred client which could be a buyer or seller. You identified the location where you intend to do business. This could be YOUR community or some other. I suggest you will need about 5 or as many as needed to total 2500 residences. This is not set in stone since the analytics may require market selection changes.
With your broker at your side, use the local MLS and county websites to collect data on these communities. I suggest starting the data at 2019 to current because it makes trend lines and stats relevant that you will use in your "I"VE got something to say that you need to know' marketing.
So, you must record the number of closed transaction for each community for each month shown in the MLS AND tax records. If the total sales in community 1 was 1% of the residences, and you could snag ONE of those transactions in 30 days. Will that result in reaching your income goal for 30 days/6 months/12 months.
In most instances you want to use your 'sales' research to identify the community showing the most sales and the trends to spot the communities with pent up opportunity.
As you may notice, this practice not only fuels your marketing messages with RELEVANT information but puts you in command of the real estate stats for all of them. You will be the subject matter expert because everyone else is simply reselling stuff provided via a marking company using misleading aggregated data.
That is it. YOU ARE DONE!
Success in real estate is dependent on effective marketing NOT on how well you complete a form. Many brokerages acknowledge this and actually provide a transaction agent to remove the 'in-your-business' stuff from your to-do list so the real estate agent can focus on their real job...marketing.
