If we are early in the process and the client is not educated on the area, I will tell them how rare the house is that they are looking at and that the price is right, but they have to decide if the house is right for them. I think it is more important to make sure the house includes everything the buyers want. They can get mesmerized and forget about looking at all of the details.

Yes I had a client we found a fsbo and it was a steal of a deal. We put in an offer to the sellers, I even told her I would buy this home. She put in an offer, had a home inspection done and then was too afraid to buy it, she backed out, I told her that I was going to buy it. I called with the owner with the news telling them I had bad news and good news, my client pulled out but I would like to buy it for the same price that my client offered. We bought the home as a rental property and it has almost tripled in price if we were to sell it today.

Never want the deal more than the client. You can strongly advise the client and let them know the value points- sometimes its better for them to lose the deal, so when they are ready, they truly understand and are all-in. A lot also depends on the situation. I once had a client that provided me with all their requirements and while they might have a number of options within a few buildings- it was just 3 buildings that met all of their needs (with only 1 meeting every parameter) though it wasn't obvious. While the price point was above what they had budgeted, the monthly carrying costs were far below- balancing the total cost of ownership for them.

You've opened up a can of worms here! I'm loving reading all of the responses!
In my experience and way of conducting business, I would not "insist, implore, or strongly advise" a client to buy a property. Now, after a thorough tour of the property, all requested inspections performed, and a resultant clean bill of health for the property, all while it is priced as a "smoking deal", I might nudge them a bit if they weren't already headed in that direction. That is a very rare case, however. Generally speaking, I am their Sherpa, but the purchase decisions they make are ultimately up to them.
