We will discuss their concerns, review the prices of properties they have seen, the number of offers not accepted, weigh and measure everything together and they decide without insistence.

Yes, I often have told a buyer at the right point in their process, "This is the one you'll regret losing." when it's just fear causing the hesitation. The numbers have to work and the lender in agreement. It's a team effort, Jason E. Gordon and I have had many pre-game conversations where I'm about to do this very thing!

To "insist" seems crazy stupid to me Richie Alan Naggar . I was a sellers agent for the most part so I wouldn't normally deal with this but it just sounds like a good way to get sued if things went South.

If we are early in the process and the client is not educated on the area, I will tell them how rare the house is that they are looking at and that the price is right, but they have to decide if the house is right for them.  I think it is more important to make sure the house includes everything the buyers want.  They can get mesmerized and forget about looking at all of the details.

I never insist but I will nudge them a little bit.  Ultimately they have to pull the trigger on something that they will love.  All I can do is advise.

I never insist a client buy (or not buy) any specific property. I do highlight which of their wish list/must haves would be met by that purchase. But it's totally up to them how to move forward.

Yes I had a client we found a fsbo and it was a steal of a deal. We put in an offer to the sellers, I even told her I would buy this home. She put in an offer, had a home inspection done and then was too afraid to buy it, she backed out, I told her that I was going to buy it. I called with the owner with the news telling them I had bad news and good news, my client pulled out but I would like to buy it for the same price that my client offered. We bought the home as a rental property and it has almost tripled in price if we were to sell it today.

Insist? That would be a legal disaster especially if there is a text, email or voicemail record or a witness that verifies the statement.  I do strongly encourage people that this house matches everything that you asked me to find you. I'd probe to see if they are a serious buyer.

I'm not sure how it's even possible to insist..."Mr. Buyer, I insist that you make an offer of $400,000 and put down $20,000 on this property."  Then what happens when Mr. Buyer says no.

You can tell them it's a good deal, offer your opinion, etc.  But I'm not sure how it is even possible to insist.

Never want the deal more than the client. You can strongly advise the client and let them know the value points- sometimes its better for them to lose the deal, so when they are ready, they truly understand and are all-in. A lot also depends on the situation. I once had a client that provided me with all their requirements and while they might have a number of options within a few buildings- it was just 3 buildings that met all of their needs (with only 1 meeting every parameter) though it wasn't obvious. While the price point was above what they had budgeted, the monthly carrying costs were far below- balancing the total cost of ownership for them.

Of course not.  I never ever want a buyer to have remorse and while I have said "he who hesitates has no lake house" when they keep looking and when call to pull the lever the house is sold.... but I AM NOT a pushy sales person.  Never will be, hate people like that.

I don't see my job as one that permits any "insisting" or "imploring". We advise, explain situations, alternatives and so on. The rest is up to the buyers, without begging or any strong-arming.

You've opened up a can of worms here! I'm loving reading all of the responses!

 

In my experience and way of conducting business, I would not "insist, implore, or strongly advise" a client to buy a property. Now, after a thorough tour of the property, all requested inspections performed, and a resultant clean bill of health for the property, all while it is priced as a "smoking deal", I might nudge them a bit if they weren't already headed in that direction. That is a very rare case, however. Generally speaking, I am their Sherpa, but the purchase decisions they make are ultimately up to them.
