Sure... we see all sorts of numbers. Some studies show that having the number seven in your listing helps sell it faster and for more money. I had a client who always priced her home with three very specific last digits and her homes always sold quickly even in a slower market. She was superstitious about it and I was happy to accommodate her. Sort of like burying a St Anthony statute.

I don't like the irregular pricing. What I list the house at $399,900, then Joe Realtor does his MLS search at $400,000-$450,000? Joe's client never knows about my listing. That weird pricing might work in retail when you are dealing with low prices and where the gap between highest and lowest is smaller.
But I don't use it when pricing houses.

It's a type of being cute with the subject matter unless of course it has a meaning. For instance, I have seen retail items priced strangely only to find when you added the tax, it produced a nice round number making for less change given or a smoother transaction? Marketing invites creativity but why, price as you describe when we know, it will be negotiated?

I've never been a fan of the X,999 or x,900 and I always just mentally round it up when I'm talking to clients. There is some psychology to the "$1.99" price (like for Denny's Grand Slam Breakfast), instead of charging $2.
I've seen a few of the random numbers at the end, the ",384" or ",782" in you example. Usually these are the people who lower the price $1 every week to get the price reduction banner.

Yes if I'm doing a commercial analysis we're going to get an off number and we might use that. With residential, if somebody's looking $300,000 or less 299,900 looks better than 300,000. I was just having a conversation about this, someone read men are more conscious of this than women, LOL is that so?

I once had a client who want his counter offer to end in some unusual numbers. He hoped the buyer would think he was giving a LOT of thought to the amount.

I have hard enough time figuring out why I do things myself sometimes, without spending any time figuring out what others do. since the beginning of internet searches, I strongly recommend to my clients to price on whole dollars vs 900 to be found in up and down price searches. depending on the comps if in the same neighborhood and a comparable listings are on a 900, may recommend 500 to be competitive.

Was told long ago to use potato chip pricing. Lay's started selling their small bags of chips for $1.00, sales were slow. A marketing genius told then to sell for $.99, they flew off the shelves. Some people can get very creative with numbers but if priced well, it will sell regardless of the 1, 2, 3's or, 7, 8, 9's about it! That is what I know, Andrew!

I seldom used a round number on my listings for all the good reasons mentioned here. I never thought of it as branding. If I were not retired I would use it as a branding moment by using my phone number as the last digits after reading this.

In the world of online listing site searches- buyers are usually searching in rounded number increments- i.e. $600k-$900k- and when they are truly engaged they are searching online- and sending me the listing asking my thoughts on the apartment.
As a listing agent- I would prefer to list an apartment using the rounded number - i.e. $800,000 rather than $799,500 because the listing will capture to the buyers that are both have their cap at $800k and start their search at $800k. If I had set the price at $799,500- it's not going to capture the buyers starting their search at $800k. While I might find the listing, the client might not...so for full exposure to the market- I want to capture anyone that could be our potential buyer.
Also, buying a home is not like going to (insert retailer here). At $19.99 or $29.99 - you aren't typically negotiating on price on these purchases while you expect there will be at least some negotiating for a home.
While I can understand there will be some sellers looking for a specific listing number (i.e. lucky number) or some specific pricing strategy where the listing is some strange figure that makes it appear that you have some sort of quantitative analysis around the pricing- that is typically going to be a smaller number of listings. Most agents still tend to use the old pre-internet search pricing methods such as $799,999 but I feel that is outdated.
