Re-learned ---- never break my own rules with regard to the phrase "your lack of preparation is not my emergency"

Referral from a friend (only reason I broke the rule!) - another LO, the buyer needed a preapproval letter "immediately".  Dropped everything, spent a couple hours with him on the phone, he ended up using my time, taking my quote, and shopping it with other lenders for a better rate.  Total waste of my time.  I should've never agreed to help!

 

There are rare exceptions, but usually someone's "emergency" is a lack of planning on their end.  If they don't realize that, it's usually a good sign they don't respect anyone's time but their own.

At the end of the day, nothing surprises me. All clients are different yet want the same result: to get the property they've set their mind on.  To that end and at this point in my life, it's hard to know if something is a "new" lesson.

This week I have been testing my skills. Patience when a sellers attorney wants to take an entire week to set up an appointment to countersign the contract. Also testing my ability to figure out whether a foreign buyer who doesn't speak English (thank you Google Translate) is a legitimate buyer or simply trying to launder money through a real estate purchase. So far I am reserving judgement until I see proof of funds. If the buyer is truly legit- this could be a $15m++++ sale.

Not learned maybe, but a point was reenforced - don't wait for real estate lawyers to provide workable structures, do it yourself; just check with attorneys to ensure you are within legal parameters.
