Most cases I'm replying back to a VM left with me, and if I had to leave a message. I leave a message in relation to their inquire along of different ways of contacting me back if necessary! 

If this is in reference to Cold Calls! I haven't done them since I've been in real estate...

If someone calls me they have been referred to me and it's a 'warm' call back and voice mail. Their response back to me is 100%.  They trust whoever referred me and me as well.   Sorry I haven't ever worked 'cold leads' or whatever they're called.  Better idea to build your SOI and there are many ways to do that effectively.  It does take time but it will happen if you build you SOI consistently.

Leads are not phoned.

Referrals are. Because they want to talk to you.

Prospects are. Because they initiated it.

But online leads these days are meant to be dripped on - to be communicated to the same way they found you - text, email, social?

Easier to tell you what not to do:

1. Don't ask for a calendared appointment. I will block. Time is my most treasured asset. I pick up from 7-7 Pacific and call back in fifteen minutes.

2. Don't lie, don't talk about synchronicity, don't say this will take a second.

3. Don't call from a blocked number or a dialing service that spoofs a number similar to mine

4. Don't say more than 29 words 

 

On the do list:

"Hello (name of person pronounced correctly) this is C. G. Please return my call about your home at: (name of street not number)  my phone number is:  Thank you."

 

As a lender I have to give my license, name of company and details.

I don't do cold calls. Who wants a robodialing mortgage lady right now?

My experience is that if the person does not pick up, I will call back after normal work hours.  Reason is that most folks wont want to pick up if they are at work.  text might work identifying your self.  Second call is after 5.  if no pick up, no message.  Third call is next day.  Then this is XXXXX returning your call,  Then maybe a call on the weekend.  It becomes a trial and error thing.  My list of calls grows and not enough time if they do not respond.  DELETE and move on.

This area is tainted, and I would not rely on it like we did decades ago. Any tricks, mystique, riddles, genius marketing etc. is suspect by all. Take a more intimate approach. What helps me is looking at it from different perspectives which your question hopefully will garner. Always ask: "what's in it for me" in this case, the person getting the contact.

Acknowledge I know you are busy, keep your message simple and friendly. Mentally "Think Customer " and  s-l-o-w-l-y ...  give email, number, here to help, thank you. Don't speed read a script like the TV or radio warnings about side effects on drug ads "may cause bleeding, don't take buzzso if you have history of fainting, blah blah in a speedy gonzales blur. Kyle Scott You waste everyone's time in the rewind what did he or she say for contact numbers. They can not make it out in your hurried pace where it is obvious you are making 50 to 60 of these contacts. You, I, the World already is getting those like a asteroid showers all around them.

to get more call backs, make more calls, the more you do the more you find out what works best for you. only way to get more call backs is to make more calls, no magic script, be direct, don't ramble, get to the point...also it is better to have a reason to call that there is a *possibility* they have an interest in, making it a "warm" call and not strictly "cold" call.

Legitimate leads come from callers who want more information or want to see a listing an agent has. I call those back immediately and simply do the professional thing by engaging with them and telling them as much as they want to know.

Plus asking if they are already working with an agent :) In that case, I politely tell them to call their agent to set up appointments.

Properties here can be complex. Typically when a prospect inquires on a property- most inquires are on properties that appear to be massively below market- and the pictures look great too. What they don't realize is that there is typical a hook- i.e. a 2 bed, 2 bath apartment with balcony for $400k, when the market would be more like $1.3m to start....but the monthly maintenance is $6,000 month on top of any mortgage and the board wants to see a minimum down payment of 50%. So my message will be to call me, and let me explain why this is not likely the home you seek- and I can add a lot of value in the search.
