Generally speaking, if people do the right thing, (the Golden Rule) honor what they commit to doing, and do what they say they will do when they say they will do it, in theory, there should be no issues. Think full disclosure, with honest and fair dealings. 
That does not mean someone else who does not honor the above, will not create issues that potentially turn "legal" in nature.

"Prevent them from legal liability": Anyone can sue anyone for anything, so I don't go there.  We, the real estate professional, cannot guarantee such a thing.  We can advise on "disclose, disclose, disclose" and if the forms we use are not understood by them, they should go to their attorney and have it explained to them.

If you don't understand it don't sign. Get an attorney to advise. Tell the whole truth. Disclose everything. Have great insurance. Get an umbrella policy. When you sign a contract it's in blood like a marriage. Be ready.  Be kind.
