What is happening in America is a CRIME!
What else can be said about that Fred Griffin Florida Real Estate?
If I did list a house next to a homeless camp, all standard disclosures would be used. I would consult with my attorney regarding any other recommended disclosures. Doing so without legal advice could cause unintended results.

I can't answer this question fully lest I be smited for saying the quiet part out loud.😎
No I would not and we don't have those here, our community has so many resources for those needing them. So far.
If I did, a War and Peace of disclosures but likely the home buyer already can see with their 2 eyes.
Investors might scoop these up.

Don't have homeless camps and small towns pitch in to get folks back on their feet when there is a bump in the road of life. Last year there was a 14 unit apartment house fire... one young boy died in the blaze. A fund to help the displaced get settled in to new places quickly set up and everyone came out of the woodwork to help the families in so many ways. Small towns don't wait for the state of federal government to fix a problem. The community does on the local level.
Our local county sheriff spoke at a Rotary meeting lately about mental health funding, how important getting folks the care they need, not just shutting them up in a jail cell is the best approach. Why are they homeless? They are people with families and local schools, churches, government agencies, individuals all work together and don't turn away. What can I do to help is on the minds of everyone around you in small rural communities.

Never would I consider taking a listing where my life or the lives of hard working people would be at risk over a crowd that has nothing to lose or will let loose their bowels in the middle of the street or show their genitals to children...need I go on?

We don't run into this much in North Dakota BUT that is not to say we don't have them Fred Griffin Florida Real Estate . There is a house about a block and a half from my home that has not been repaired since our flood in 2011 and the owners do not tare it down or put it up for sale. It is constantly broken into and homeless live there, sometimes for months, before they are removed... often on outstanding warrants for felonies.

A house near a homeless encampment would certainly be impacted in regard to sale price...yet would still sell. Many pertinent disclosures would accompany the transaction.
The Bay Area has a major homeless problem for which no solution has yet been found.

Yes - I read this and know how much Portland has changed in the last few years. The blight of these camps has been expanded with the liberal implementation of new drug laws in Oregon which makes almost all use okay. Regular tax paying people are paying the price of these policies. And the blight is expanding to other cities in Oregon, including mine. I have had discussions with county candidates about this and what can be done. Unless the state and local municipalities change the laws, there is little ordinary people can do. We are required per state law to disclose those items in our sellers' property disclosure statement that is written by the state legislature. Homeless camps are not included, but there is a general "catch-all" which may or may not apply:
Fred Griffin Florida Real Estate - that is really fascinating what they did in Asheville, which I understand is a fairly liberal city in North Carolina. Oregon does have strict littering laws, which have been entirely nonenforced since this scourge of homeless blight has started.

Why is the current administration leaving the border OPEN, when they can't solve the current homeless problem of our own citizens? Why, nonsense has taken the place of commonsense! And that is the way it is!

... just about every city in California there are people who live without homes.
1. Corporate drug companies peddled drugs, now we have populations who started on pain drugs wrecking their brains with fentanyl.
2. No aid or support for mental illness.
3. Need for: counseling, job training, teach skills, rehabilitate
what else?

Well I do see homeless folks but typically not in residential areas that I am in. I find it all so very sad and can't for the life of me understand how some states have let this go so far. I do know there is a homeless camp in the downtown area and it is greatly effecting the surrounding small businesses. Some are moving as people don't want to go down there. I also see on the news the homeless camping out on beaches, near schools, you name it. Again....it needs to shift.

I have worked with our local homeless people for about a decade, most of these people are very kind and generous people.
The problems that these people have that led to their situation run deep and must be addressed with compassion.
Merely treating them as lepers is not only morally wrong, it is ineffective in finding a workable solution.

Fortunately, this is not something I've had to deal with and hopefully won't need to. I had heard this story about Portland. Our grandson has just purchased a home in Portland ($600+K for a 1,500 sf 2 bedroom home, which I think is totally insane). I just hope they know what they are doing.

Many are fleeing because of them. Yes, lots of disclosures would be wise. Just read an article how the Chelsea neighborhood of NYC has turned into a "24/7 drug and sex den" because of the homeless. Drug sales and sex acts within eyesight of an elementary school too.
They're also a key reason why Starbucks is closing sixteen stores in LA and Seattle due to "safety concerns" from the homeless.

It is a shame that we have let politicians erode our rules so much that our property rights are no longer enforced. I feel so bad for whole neighborhoods that are enduring this sad situation. We have so many living along our American River Parkway that the river is being polluted and I don't want to even visit it any more. It is one of the many reasons that we are leaving California ourselves.

I wonder if it could comes under "nuisance" these days not because it's a homeless camp but possibly because of noise, garbage, etc. But just like "crime" in the community, we can't comment on that but ask the buyer to make their own inspection of the neighborhood. It would have other consequences like it probably affects property values. So sad.

Very interesting subject matter Fred. It's certainly not a line item on our Arizona disclosure statement form. I'm going to bring this up with our association. So many of them in Phoenix. In fact, there a group of citizens suing the city of Phoenix for allowing those camps to establish themselves in city parks.
Those camps are biohazards in so many ways from defecation to the amount of garbage they produce. Let alone crime and drugs that comes along with it. And add the mentally impaired.
Hard to believe this is happening here in the USA as you see in third world countries.
So we have the money to hire 87,000 new IRS people to bust our chops and dig deeper into our pockets, but no money for this problem among so many pressing national matters... but i digress, you all know where this is going...

I would, I was involved with a local charitable organization the last several years providing resources to get them help into the next phase of their lives. Many different reasons they end up in the situation, but we are all God's children, everyone has value, often they feel they do not. I received much more blessing from them than I provided, IMHO.

I would charter a bus destined for DC. Stop at the homeless camp and give them the option of jail or a ride to 'THE PEOPLES HOUSE.'
The day after the lot is cleared, hold the Open House.
The homeless need the opportunity to go where the problem was created.
Portland single handedly created their own problem. That is what failed leadership looks like.

We don't have to disclose homeless camps. They aren't usually permanent anyway. I know they exist, I talk with some of the homeless near the camps when I see them. I've even hired some of them to do small jobs, change my oil, etc. They're not all criminals or drug addicts. The homeless camps in this area that i know about have never had any effect on home values or caused anyone a problem when selling. Yes, I would list homes near homeless camps.

I would list any home that I feel safe showing up to meet the owners and show clients. Disclosures can cover any issue that is involved.

There are several California metros areas where it's impossible to NOT list near a homeless camp, because they're everywhere.
1,863,392
I don't think you have to disclose a 'homeless camp' because it's not an actual standard thing (transient, moving). They are illegal & should not be there. Not much you can do it they are there.
