Slight increase in DOM here but properties that are properly prepared, priced and marketed are still getting a great response from buyers.  I have had a few try to make low ball offers to no avail.

Sounds very familiar, but more and more properties are not over by a crazy amount anymore, things are cooling off a bit; inventory remains low.

As far as I know it is still a Buyers market Richie Alan Naggar . That being said we never have had bidding wars in our area unless the property was greatly under priced to begin with. Also I have never heard of skipping an inspection or appraisal in our market.

My market? Price reductions. Longer days on market. Buyers can negotiate more and do not have to pay for a "free" 60-day seller rent back. 

The tides are changing.

We have more inventory, a third of homes on the market have had price reductions, and buyers don't have to meet the listing price.

Wanda Kubat-Nerdin - Wanda Can! sparked some great conversation about this topic, Richie Alan. 

In the Charlotte market, buyers are NOT having to meet the listing price on every property. We are seeing sub-listing prices and we are seeing lower Due Diligence (option style) fees and slightly sub-listing sales prices. It's definitely a different market and those who are boots-on-the-ground, are able to get some good deals for their home buyers. 

Sellers are reminded that their equity is also FAR more than they ever dreamed of when they purchased their real property! It's a win-win market!
