Sellers were frequently proviced rent free post-close occupance after COE so they would have time to buy and close on their next home. By providing this gratuity to the seller, the buyer made their offer more attractive.
Now, with the market changing, we may see sellers paying rent-back money to the seller, thus making the post-close occupancy less attractive.

Every real estate market behaves differently. Not seeing any post closing occupancy and lots of affordable housing or not so expensive to build where lumber, building materials are way way cheaper. Might have a few "need use of the garage till the weekend after a closing" situations but house possession is ready or who is buying is "not going to be here for a year in the gotta sell my house now that I bought one in Maine" scenario Joan Cox .

Not as much. A lot of it has to do with the fact school is out. Many of our sellers want to have the security of selling in the spring but not having to move until school is out. Of course, some have to do with people waiting for their home to be built. I only have one seller still in his house waiting for his new house to be complete.
However, I do think we'll see less of that for a little while.

In the early 70's in Illinois, the contract provided occupancy after closing in the first few paragraphs. By the late 80's occupancy at closing was normal. The pendulum swings!
