If Real Estate was a dog, I would say its running around off the leash. However, it still comes home! Let us remember that the driving core force of all deals are negotiations. EVERYTHING is and still remains negotiable

"Free" 60-day Seller rent backs were expected in my market.  Let's see what happens as the tides shift.

Sellers were frequently proviced rent free post-close occupance after COE so they would have time to buy and close on their next home. By providing this gratuity to the seller, the buyer made their offer more attractive.

Now, with the market changing, we may see sellers paying rent-back money to the seller, thus making the post-close occupancy less attractive.

Not a big fan of pre closing or post closing occupancy.

I wasn't seeing those in the first place. Can't think of a single transaction in the past two years where seller got a post occupancy agreement.

It's great to see the days of ridiculous demands from sellers being in the rearview mirror.  We were seeing demands that were unreasonable and the terms being complied with and even exceeded.  Sit and Wait, cooler heads eventually prevail.

Those were common out here when people had to sell first so they could compete with the cash buyers and those that have been waiting on the sidelines since their home sold.

I haven't seen a mention of those in the MLS in quite a while.

We average 75% closings need a rent back and 29 days or less is typical, 60 days is uncommon but, happen still.

In Texas, we simply do a Lease Back option. But knock-on wood, I haven't done one in over a year now!

Every real estate market behaves differently. Not seeing any post closing occupancy and lots of affordable housing or not so expensive to build where lumber, building materials are way way cheaper. Might have a few "need use of the garage till the weekend after a closing" situations but house possession is ready or who is buying is "not going to be here for a year in the gotta sell my house now that I bought one in Maine" scenario Joan Cox .

In today's MLS we are seeing Sellers offerine thousands to buyers to buy down their interest rate.   Showings are getting slim!

Not as much. A lot of it has to do with the fact school is out. Many of our sellers want to have the security of selling in the spring but not having to move until school is out. Of course, some have to do with people waiting for their home to be built. I only have one seller still in his house waiting for his new house to be complete.

However, I do think we'll see less of that for a little while.

In the early 70's in Illinois, the contract provided occupancy after closing in the first few paragraphs. By the late 80's occupancy at closing was normal. The pendulum swings!

I stopped seeing the rent back agreements around May. Now we see a lot of concessions the Sellers offer to Buyers, especially rate buy-downs.
