It depends Paul. The folks that live in our neighborhood have been over many times throughout the years and like coming to my home office if they're doing a deal. Or we meet at their home if they're thinking of selling first. Rarely do I meet at coffee shops anymore. I know our folks well and it's more likely we'll meet for lunch at a favorite local spot.

I meet most of my buyer clients on Zoom. I meet all my listing clients in their home unless they are out of the area (many are) then it's just a call or Zoom too.
If they want to meet in person, I'll either use a conference room at my office or a coffee shop, but most (90%) want Zoom.
Occasionally I'll use a vacant house I'm showing them to also conduct a quick meeting too.

For listings I meet at their home. For buyers, I may start by doing a buyer's consultation via Zoom. With so many out of state buyers and with the pandemic, it has made it easy. Outside of that I often meet at one of my offices or at a coffee shop. Panera Bread has been a go to "coffee shop" because there are several and I can usually get a seat. Starbucks doesn't have much seating and there are often people who camp out there for hours.
