I have only had 2 appraisals fall below bid, but both clients were happy because by less than I predicted, I prepared them for a higher number through conservative comps.

Not yet. In 19+ years in the business, I only had two appraisals come in low.
I was the listing agent on one. Buyers asked for more time. We granted it because we knew the appraiser was "wrong". Buyers started the loan process again - the second appraisal came back at value - we closed.
The second time I was representing the buyer. The appraisal came back $10K short. Buyer walked. Another home listed in the same community, buyer's offer was accepted, no issues with appraisal, we closed. They actually got a better house.
Time will tell what the future holds for appraisals in my market.

Overall I have not had any issues with appraisal in the past few years, however, I did have my first problem this past month on a condo that had received numerous offers ... anywhere from full price to $40k over the asking price. We chose the buyer with the over-asking of $10k and the condo owner had to reduce the price $9k due to the appraisal not coming in. At least the seller got $1k over the asking price!

This was seldom a problem for us in Minot ND Peter Mohylsky. BRIX REALTY even when we had an oil boom the appraisers kept up with skyrocketing prices. The biggest problem we had was their was only 1 VA appraiser in a community of 45,000. The VA didn't pay them enough to make it worth their time.

It seems if the listing agent provides sufficient data to justify the contract price the appraisal falls in line. It is surprising how little statistical data is needed to justify the 'crazy' factor.
And when the contract includes a appraisal deficit clause, it seems the appraiser simply says, 'What's the point?"

Luckily I am retired and not having to deal with the issue. Only had one instance before I retired where the purchase price far exceeded the appraisal. Buyer wanted to make his wife happy and paid cash! Lucky me but not him. Then again happy wife, happy life!

So many sales because of smaller rural market dynamic means cash. Sell big out of state, move to Maine, no mortgage free and clear happens. Look mom, no hands... no banker, no many sets of underwriters eyeballs adding their two cents to the appraisal report scan Peter Mohylsky. BRIX REALTY ,
If local Maine banks are used, way less delay or chance of not getting to a sit down real estate closing if what I am seeing.
Sellers don't have to extend extend extend again contracts waiting on out of state banks that can not fill their appraisal orders due to the AMC fee extortion. And just being unfamiliar, out of the loop with how the local real estate market area behaves.

I haven't had any issues, nor have I heard of any agent having issues. That said, I've been around long enough to know that there will be appraisal issues rearing their head pretty soon. I'm seeing price drops and I think appraisers won't be giving the benefit of the doubt. Not will underwriters!
