I just chat them up and see what I can find out about their plans and motivation that would help my buyer in potential negotiations. And that's exactly why they shouldn't be there for a showing.

In every one of my listings, we talk about how showings will be done, including them being OUT OF THE HOME.   Like Candice, I tell them I have duct tape in the car for those purposes!  LOL

Assuming that I represent the Buyer who is looking at the house:

 

The Seller is there because they WANT to talk.  So let's get to their motivation, and what they are trying to achieve. 

 

After the small talk and the thank you for letting us see your house, cut to the chase... "Why are you selling?  What are your plans after you sell?  I see the list price and the information that your agent provided in the MLS, is there anything else you want to share about this house?"

If a buyer agent, aside from good morning, I would tread lightly. I have allowed my seller to stay for learning purposes but had to brief the conduct rules as in lend everyone your ear but not your mouth. If asked anything, refer it to your agent is your go-to response for everything. Easier to say than to practice btw...
