Assume the home is "on-call" and be ready at all times, with short notice. That doesn't mean 24/7, of course, but whenever you leave the house it should be ready.

Don't cook anything with strong odors while your house is on the market (ie corn beef and cabbage for St. Patrick's Day).

Be prepared to load dirty laundry in the car if you have any.

Pick up all evidence of pets and of course take pet with you if possible.

Get kids involved with keeping their room clean. Sometimes as the agent you can encourage little ones by telling them what a big help they are to mom and dad.

Pack up kids books/toys except for a few favorites. Pack and store anything you don't need for the next 60 days. 

Have a central place to put things like tv remotes, etc. that might normally be sitting out.

1. Provide plenty of photos and video showing ONLY the attributes of the home.
2. With the owner select THREE time slots when the house will be available for showing. Tue 10-12, Thurs 3-4, Sat or Sun 1-4. PUBLISH that schedule.
3. Design the tour. The tour changes based on the property type and the profile of the most likely buyer. The tour will require a team. 
4. Stage the property to: highlight attributes; solve the challenges the most likely buyer is experiencing; harvest the ripples.
5. The visitor will self-select regarding what they need to chat about. Having the right resources in place will prove beneficial.

Do a morning walk-thru to make sure everything is ready and staged. If leaving the home make sure the lights are on and the drapes or shades open!

Contain those kids & their stuff to one area. 

Keep it light & bright with blinds open. Can't believe how many people live in the dark every day in their own home.

Selling a home properly is like living in a fishbowl.  The home needs to be pristine and windows set to maximize lighting.  The more people allowed into home the easiest will end this pain sooner.  Make certain that the home is price competitively and it will sell fastest.

Keep the house neat and clean.  The incentive could be a few thousand dollars more in an offer.  I had a little old lady Realtor once tell me she would bribe the kids of the house (with parent's permission) to keep their room clean and once the house sold she would pay them their "allowance".

Worry about what you can control.  I tell the seller, "These are some tips.  This is what I would do if I were trying to sell my house.  You don't have to do this - it depends on how much you want to sell your home for a high price."

From there, I don't worry about it.  If the seller wants to put political signs in their yard, or cook smelly food, or leave their bathroom stuff on the counter, I am not going to dwell on it.  I advise you want works best, and how to get the best price in the shortest amount of time.  If you don't want to do it, I'm not going to fret over it.

I'm not saying it isn't important.  Yes, it is better if the house is clean, neat, lights on, window shades open, etc.  But I can only control what I can control.  I am not going to lose sleep because the seller wants to leave their bathroom stuff on the counter, or because they want to cook smelly food.

On the buyer side, you have to advise buyers to overlook that stuff.  Sometimes it's hard for buyers to imagine it, but just keep reminding them, "Don't worry.  It will feel totally different when you have your own stuff in here."

Keep it clean and tidy.  Keep stuff that shouldn't be out put away.  Have it available for showing with the greatest of ease.  Go direct if vacant, call first then go if owner occupied.

If working in the yard another and still another, lounging around. Same dynamics with public activities, showings, car sales and what have you. Best foot forward is always on standby...

Take your shower at the gym, empty the dishwasher, and do your laundry *after* showings are completed. No steam or water droplets allowed during showings.

Keep it clean, clutter and odor-free, make it as available as possible and get the owners and dogs out of the way; avoid fan clubs for viewings (extended family and friends joining buyers to give their "opinions"). Good luck!
