Nope, my clients are functioning per normal, the escrows are closing. None of that is being mentioned in the context of decision making. And as I see it, the stock market being volatile and wars dominating the news have been part of the last 23 years of my career, so what exactly is different today? It's not good, but it's not new news either.

 

My job is to serve our clients so I can provide for my family and have the capacity to be empathetic and charitable. I'm not a stock broker,  I'm not a   politician nor am I active duty military. I need to remain focused on my business, home and family.


Being empathetic is my choice, not my business, I can manage my empathy while doing my job, and I can be informed, but I stay focused on my immediate responsibilities and let the stock market peeps, the humanitarian peeps and our wonderful military handle their responsibilities.

 

I do pray for peace nightly, I hate what is happening to be clear.

Yes.  I just signed up a Federal government worker who is selling high while he can and getting out of the area.  This conflict was the first thing out of his mouth at our meeting.

 There will always be a bright, shiny object to distract the masses.  They wore out the Covid thing, so now they come up with Putin vs. the Ukraine.  

With respect, most people didn't know where Ukraine is, until they started seeing maps of it on CNN and Fox News 24/7.

 

To your question, No.   Covid didn't stop the real estate market, neither will this.

No one with whom I am working has brought up the subject. I have read a couple of articles from authors who have suggested that the Ukraine crises will affect the real estate market but they are guessing.

I havent had anyone mention overseas turmoil having a direct effect on buy/sell decisions.  Of course, it impacts rates, buying power, stock market, etc, and some of those things incidentally sway decision making

Yes...I have some clients than live out of my state that I have been working with for about 6 months.  A home came on the market 23 days ago that fit them perfectly.  They bid over asking and after the offer was accepted they came to view the home.  They commented "we decided to pay cash ($807k) and get the money out of the bank".

The 'NIMBY' movement has resulted in buying homes a long distance from work. At $4.39 gallon buyers are indeed assessing the real cost of a commute.
With the EV goal in DC I do not expect real effort to bring gas costs down to the extent an EV is the only option. I can see some doing the happy dance for a goal achieved.
A extra $400 a month plus the cost of EVEYTHING going up has those in the 'affordable' housing marketplace renewing their lease. The sad part is, they still have to pay $400 a month.
