Unless it conveys with the property, you should avoid photographing it, if at all possible.

This is a photo I'd take for my own records but not put in the MLS.

It shows the crack in the flooring, what else are the toys hiding?

Everything is negotiable Andrew. A very detailed list, signed and dated by both parties on a separate Bill of Sale ensures all will follow-through.

I have seen both ends.  Spas staying have hurt while all furniture included has helped in the past.

Toys also known as "eye candy" have their allure and I have used them in the past effectively. However, nothing sells better than a clean home in a coveted or good/great location priced right....

I once had sizable property, and my seller had a fixed number. The buyer wanted to purchase and also had a fixed number.

Knowing that the buyer loved all the custom furniture, we negotiated to sell it furnished.

There were two agreements. The numbers worked for both. The seller got his number, and the buyer got a furnished move-in-ready home.

I would have the buyers include the addendum I created excluding the detailed list of all the items NOT included in the sale.  There would be no confusion or misunderstanding regarding personal property that does not convey with the sale.

Typically this isn't the case. On occasion it has and it's always a bill of sale  with a detailed list of what is being sold and it's agreed upon by both parties. This is not part of escrow file.

I hate this type of statement. Do you want the house or the jet ski? I give them the old spiel about what goes with the property.

It depends on the trinkets and toys being offered and their condition that'll determine helpful or hindrance to the transaction

Years ago, there was a house for sale near me that included a free Rolls Royce.  It was funny.  That house was on the market forever.  They started too high.  Then they lowered the price a little, then added the free Rolls Royce.

I wish I had paid more attention to all of the price cuts and different creative offerings they had.  I also wish I had taken a picture of the sign that said the Rolls Royce was included.

UGH I always tell sellers make a list of what can convey and ward off the unserious buyers who want the toy but not really the home!

I was so annoyed at one buyer who didn't want the restaurant but "Please  see if the seller would sell me the breadmaker!" The listing agent did not respond and I did not expect her to, it was a ridiculous request. How was the restaurant gonna do without their breadmaker? EYEROLL

Yes, I quickly let them know lenders usually won't allow things like that. The biggest one we see is the riding law mower. When selling a property with a riding mower, I ask that up front so we can tackle it head on. Although, I do recall a seller offering their sports car with the right offer. It was during the recession. They did not get the car.
