I don't know about Florida, but in Texas, the state just passed a law to require all HOA management companies to operate a website and to disclose all related fees. And also to have those HOA companies to upload and update those fees and register them on the state government site!

The reason that I doubt that such a link exists is that HOA documents are private property of the HOAs and the owners of units in those HOAs. There is no reason to expect that this information is publicly available.

I am in California. In this state, the seller is required by law (Davis-Sterling Act) to provide the HOA documents to prospective buyers. This typically happens by paying a substantial fee to the management company who then provides the required documents.
Ironically, 90% of the time the management company does not provide all that is necessary, and often documents are outdated.
I hire a company (CA-based) to do an HOA compliance review. It is the only way to protect the seller as much as possible ... because the Board of Directors and management company are not held responsible for the lack of proper documentation, to be in compliance with the law, the seller is.

I have many of them, some have old budgets. No one posts them all for free. Your title rep buddy can probably get all. There are 50000 in Florida and maybe 4000 in Polk County. You have to go to each management company AND PAY $500 -$2000 for the current budget/lawsuits/owner counts/master policy... the ccr's are available from title company but the CCR's are not very useful old information as amendments can be private emails to owners. Sellers often have access to a management website if complex is more than 15 units which has many of the financials you may want to review. Buyer needs to know if complex is 51 percent owners, how much insurance coverage is on master policy, types of disputes, pending lawsuits, how much money is in reserve account.... This should identify for you an opportunity to set your services apart from all others.
Create and own you HOA data base.
Be aware, with every HOA election, the contacts and emails may change.
In many cases the management company is in control of this information and may leverage it as a revenue center for the benefit of owners.
I have found including references to such a database to be a good 'sticky' factor on an agents website. Be aware buyers like to research a community before they contact a real estate sales person. This will take work but it will prove to be a golden lead generation mechanism so make sure to install the right CTA and trackers.

I suggest you request documents from a title company and contact the HOA for any potential recent changes. HOA's can charge substantial fees and not be prompt with the request. Some states allow buyers to void the contract or delay the closing should the seller fail to provide them.

Check with your local Title Attorney or Title Company.
In Tallahassee, several of the larger firms have plants that contain every recorded document. They email me whatever I need (they will not grant me login/access to their database).
*** Important suggestion: Even upon reviewing documents provided by Title Attorney, check with the HOA itself. The HOA may have passed By-Laws or Addenda that are NOT recorded or made available to Title Companies.
If you are working with the Buyer, have the BUYER get that information from the HOA and/or the Title Attorney. You don't want the legal liability if you fail to provide all CC&R's.

The governing docs in my condo require seller to turn over to buyer, within 3 days, not only the docs but the rules and regs and the current budget. All parties sign for delivery as there is a 3 day right of recission in the State of Florida for buyer to change their mind😎 Yes, the seller has to pay the management company for a copy if they cannot locate these lengthy documents

I seriously doubt that you can 'one stop shop' such things.
Your escrow company could possibly provide a list of subdivisions governed by HOA, and most of those have their own websites with links to governing documents. The HOAs here are known to provide a 'guest code' for logins . . .

I doubt such a listing exists. There is a listing of MOST of the HOAs nation-wide (if you use Mr. Google you will find it), but it's just a matter of whether or not they have a website and if the documents are 1) online and 2) available to the public (many aren't).

I have something along these lines (just not HOAs) on my site and I get a good amount of views from it and several calls a year (usually from other agents) asking questions about the particular content I have.
