Hi Pat Knapp - my suggestion would depend on what types of products you need.  I'm licensed in CO, but I don't personally do reverse mortgages if that's a big need.  We DO have experience with all sorts of retirement income loans, IRA distribution setups, asset depletion, loans when children are buying for their parents as a primary residence, etc.  Happy to help if you need it, but the main product frequently brought up for seniors is the reverse mortgage, and I don't personally work on those.

Find a Bank that understands Swing/Bridge Loans

May be a good idea to pick up the phone and start calling a few LO's everyday to find a few that meet your needs.

I would work all the banks first/credit unions before going to larger brokers. Most seniors in my area have $$$ down & usually prefer small loans which are under most brokers limits.

Good luck! I hope you find someone who is patient with older buyers. While some are fairly tech savvy and eager to learn, others are not. They are used to things being a certain way and need to be walked through the process.

Not sure about Colorado, but I think i'd be searching for lenders that do reverse mortages in that area. I'm dealing with that scenario again now in VA since my mother recently died. She couldn't qualify for any mortgage products 10 years ago since she was retired so a reverse mortgage was her only option. ( only one that made sense for her).That worked well for her over the last 10 years.
