When I started many moons ago a contract was 1 page ( carbon paper, press hard, 4 copies ) ; attorney's  seem to add page after page and now a contract can be upwards of 70 pages !

I was representing a buyer purchasing a FSBO. FSBO seller had his attorney look over the sales contract. The attorney called me. After introducing himself, he asked me why so many pages were needed to sell a house. Quote, "when I started my career, it only took a one-page contract to buy/sell a house. Why do real estate brokers need a 12-page contract to do so now?"

My response was - "Lawyers".

Why so easy.
#1. Only one class owned property. That made is simple
#2. The Pharoh, like the King, give away real estate the King did not own. For your loyalty you could get all of PA.
#3. Eventually WIDOWS needed to be protected and the Church started being the land broker.
#4. The priest was replaced by a judge and complexity doubled every year but not a bit more honest.

When I opened my first office in the summer of 1961, we had one page contracts, everybody represented the sellers and there were no home inspections and no MLS. We had no problems.

The price of the property and the population can impact the level of complexity Richie Alan Naggar .  In small rural area markets, you don't have the layers of players and time for drama or expensive delay waiting for someone that holds up the operation. You do the ABC start to finish and communicate to both buyers and sellers every step of the way. That reduces anything lost in 2nd, 3rd and down the line parties bucket brigade that complicates and adds to misunderstandings. List it, do the marketing, find the buyer, communicate between the parties, line up the local lending, local legal work. Everything is local and hands on. I love small town community where the circles are smaller and personal. Things get done way way quicker, easier.
