Hi Wanda- I wouldn't say clutter because one man's clutter is another's treasure. But I'd say anything that distracts the buyer from seeing the possibilities of the house.

Guns and drugs that are a safety issue (potential buyers will go through your drawers and cupboards) and valuables that can be stolen easily.  Plus, anything attached to the house that sellers want to take keep, such as a chandelier.  You KNOW the buyers want it!

Nina Hollander, Broker gave my answer.  When we were selling our home. I had cat antibiotics in the kitchen drawer.  Someone stole that.  We were in hysterics over it...would they be miawing as a result?  That is the only drugs we had.  LOL A

I have to get a clear understanding of the seller objective.
For example Subaru and Berkenstock had objectives in their marketing that most of the public did not recognize the their target resonded overwhelmingly. More recently, Rocket Mortage offers the same ole, same ole, product packaged differently.
Making a best effort at objectivity I would list in decreasing importance:
0. loose cats and yapping dogs
1. clutter
2. Taxidermy
3. Southern Heritage displays
4. Window air units
5. Nudes In this case these guys wanted to sell to those of similar persuation so the statue of David stayed.

Things that smell or things that remind me of things that smell: pets in cages, old rugs, junk made of plastic, piles of clutter, cash sitting on the counter, that old temporary potty from when grandma broke her hip, dirty dishes, the gunk stuck in the disposal, moldy shower curtains...

My Sellers usually display a lot of art be it portrait, statues, collectibles etc. and if not removed before showings begin you will most assuredly see it written within the P & S agreement somewhre.
