The situation was already bad and many homes from the Thomas fire three years ago still haven't started a rebuild.  My take is that it will make a bad situation worse.

California is going to burn, and burn and burn, has been going on for centuries and global warming is only making it worse.

As long as the insurance companies continue to pay for replacement of the homes located in these areas the demand for more building supplies will continue.

I would suspect that people on the fence will have a good excuse to wait until next year.  Materials are already in short supply as is labor.  This is going to be ongoing for quite a while so no change here.  Fire Insurance might be harder to get especially in high fire zones.

I deal in used houses, so I do not concern myself with such things.

When I need to build, remodel or repair, I deal with the delays and costs then. I have too many responsibilities as a Husband, Father & Entrepreneur to worry about peripherals of our industry. Now, when I was in construction back in the 1980's & 90's, I would have worried about this and been in the know as to how to adapt and overcome.

I am sure that demand for scarce building materials and scarce labor will drive up the costs of both. We have already seen it happen due to the pandemic.

It is harvest time in California for wine grapes. I heard on the news yesterday that the cost of wine bottles has doubled. Another supply-chain issue. Most come form China.

I can see a future where new builds wil be sold much like stuff on KickStarter and Indygogo. Give me your money first and maybe I'll build you a house...or not.
That way a buyer can order a $250,000 house and the buider makes it work. Won't be what the buyer wants, but they don't get what they want today anyway.

Our construction costs locally have skyrocketed since Covid hit - and we have builders who agreed to a set price early in the construction process trying to raise prices now. Most builders are no longer doing presells and only listing when the home is almost done. We were more impacted by tariffs (lumber and drywall) and the Texas deep freeze which shut down factories which make electrical boxes.
