I generally don't. Not a fan of the concept. When I do, it's usually something specific to the client and their needs/interests.

I give the keys to the home after providing exceptional service.
On rare occasions, I may give a gift. It is not something I routinely do.
The true gift is my service and dedication to my clients.

One of my clients handmakes gorgeous custom wreaths. I have her make wreaths for my clients that reflect something special about them, their interests, their pets. They love them and that way are reminded of me evertime they walk through their door.

Gift cards. Let the buyer use them as needed.
In some cases, a restaurant gift card or Lowes or Home Depot.

To me a house warming gesture is like going to a birthday party without a gift.
So, the bottle of wine is obligatory. They can re-gift or put it in the sauce.
However, I will have spent weeks with these folks observing and understanding what makes them tick.
The house warming gift may be tools to empower their creativity, display items to evoke memory or if they are new to Florida, a gift that reminds them their 'new life'begins with the choice they make today. (golf, gulf, run, explore, alligators, dolphins, sand, 24/7/365)
Some gitts have been:
A speed square engraved with 'If you can dream it you can make it."
Framed imagery a 3d replica of their new house in laser engraved in resin. Embeddd leds make this awesome.
Books on the flora and fauna of Florida.
A plant they may have commented on during the buying adventure.
And EVERYONE gets the ticket to the annual 'Safari' for the magical ride down the Weeki Watchie, a spring fed river 65 feet deep cryastal clear water. It gives the sensation of riding a sheet of celephane high in the sky.
My theme is to offer expereintial gifts to encourage them to embrace their new environment.

The keys! Sometimes a good bottle of wine or champagne in the refrigerator with two glasses.

it a broad subject and if the gift is not on target, it gets re-gifted, closeted ot thrown out. Exceptions are wine, chocolate and useful items usually for the kitchen but who knows what to give not knowing what is needed? I usually give my Pearls for the Soul book of over 800 positive sayings that either goes to bedside or coffee table...The book is used daily similar to a horoscope as every saying applies to those that find them....good luck

I don't do many 'houses' (I am a CRE broker) but I am known for delivering pricey libations!
My first broker told me 'always give a closing gift, because statistically they are less likely to sue you if you give a gift' LOL LOL LOL better to choose clients who are less likely to sue ANYONE. But still . . .
I do agree that doing something nice for your people, and it can be anything really, depending on the client, is a happy thing. Some have it all and your exceptional service is fine.
I do know that giving a cool something will make them absolutely more likely to work with you again!

Gave some folks a big pile of keys and a deed for a duplex yesterday, today we are exchanging a huge pile of cash for a deed to 40 acres. What better gift than real estate?

It's not in my business practice. I will admit to gifting a tub of dog treats to the clients' dogs when I know they'd appreciate them. But humans? No, they get my Emo's Expertise and they sometimes present me with special gifts.
