Supply & demand remains an interesting subject. Decades ago, when they had surplus meat, milk or fruits, they destroyed them making what was available expensive. It then triggered orders for products back into the normal par flow. If done right, there is short-term money to be made

absolutely NO ONE has hoarded lumber here.  There was a LOT of building and mills had limited employees with people not working much of last year and it was simply supply and demand.  With the vaccine our mills are back running at full capacity and prices are easing back a bit.  I buy my lumber direct from the mill.

I haven't heard it, but I hope that it is true.  I was talking with a contractor over the weekend and he was telling me the prices and they sounded insane.

Not much here. I just saw 4'x8'x1/2" plywood went up to 70.00+ a sheet. Lumber yards have had plenty of supply for at least 2-3 months. I've seen multiple train cars coming into Brunswick RR station for the last few months loaded with lumber, but no one seems to be in a rush to reduce prices here. some are still raising prices. I've been holding off buying plywood which was 67.00 a sheet 2 weeks ago, then in went to 70.00, and today it's 75.00 a sheet.

I saw that earlier this week... about 5% down... but still prices are high. Right now builders are telling me it's less the cost than just getting their hands on the lumber.

Hopefully this helps new construction - as right now is pretty scary buying a new home.  Builders are raising prices AFTER the contract is approved.
