The legal moratorium landscape is not sufficiently developed to have an informed opinion.

Eventually, there will be evictions. There are several reports of people who are working but simply took advantage of the moratorium and didn't pay their rent

It is not fair to remove the ability to evict tenants.  I have had more than one property owner friend that this has created problems.  One friend had three tenants stop paying.  Covid did not create problems for the tenants.  They just stopped paying rent.

Perhaps this federal judge, like every citizen and investor in the USA saw, the CDC overreached their power. Even if its reversed the damage has been done.
In Florida eveicions proceeded unabated.Folks got kicked out becuase of Tennant Agreements which apparently were not included in the moritorium. Obviously an oversight.
No word have a heard about how these investors will be made whole. And I do not thnk those in control of  DC are the least bit smypathetic to the demographic that represents the investor majority.

It continues in NY and it's horrible for property owners.  I can only speculate but do think that many landlords will have enough and we'll be seeing these homes hit the market. This is a real challenge that, IMHO, just didn't have to be.

I believe that the decision was by a Federal Judge which means it could be appealed to the Supreme Court. If so, it will be a while before there is a final decision.

If the decision is upheld, it is anybody's guess as to what the impact will be.

One local news station I was watching reported the event. All of their visuals showed what looked like old file photos of houses in the past with FORECLOSURE signs on them. Bad reporting, since the story was about evictions and not foreclosures!

It is a complicated situation involving tenants who have not been paying rent, landlords who may or may not be current in their mortgages, owners with mortgages in forbearance and some who may be delinquent with the specter of foreclosure hanging over some properties.

I do not think the foreclosure issue is as big as some do...at least in our area. Since 2012 values have shot up and most homeowners have the equity that would allow them to sell a house to prevent foreclosure and the seller would likely walk away with remaining cash after paying off the mortgage.

I'm still trying to make sense of this. Florida Realtors sent an update this morning and, according to the article, it ends the moratorium nationwide.

Court Strikes Down CDC’s Eviction Ban | Florida Realtors

It states that an appeal has been filed but a stay has not yet been requested.

The more I read about this, the more confusing it is.

Unfortunately, the judge allowed it to continue while considering a biden admin request.  Was great for a little while to have theCDC and over reach put in it's place.  Only hope it remains struck down and our state and county goes after their departments of health for similar things.

It took rule of law to enforce what is right known as justice? You want, use or need something you payy for it! This concept is tens of thousands of years old.  As to what will happen? Tenants who didn't pay go bye-bye. The hard road awaits. Today more than ever, landlords will vet and weed out tenants preferring verified pensioners, military personel, state or federal employees that guarantee rent performance. The benfit of the doubt, giving people at large a second chance, helping those just starting out all have  been jeopardized and put to risk. Shame on the leaders of today....

Some of these owners would like to take advantage of the hot selling season. Having tenants who refuse to pay prevents them from doing so. I think there are "some" taking advantage of the system. They'll surely have difficulty finding a place to live once they can be evicted.
