Hi Ginger, We are not. Our area is a big relocation area and people are moving here from all over. Just yesterday Apple announced they're building a campus here to employ 3000 people. We have other companies building here as well.

I'm not sure what measure is to be used.
Total transaction counts are way, way, way down.
Lots of folks angry about rising rent costs looking at purchase options completely unprepared. This will keep buyer agents busy.
Sellers who are forced into a hard situation fix on optimistic prices.
All of them sell!
In Florida, most buyers have good cash reserves meaning the bank is not dictating to sold price.
We are leveled of at 60% of two year average transaction counts.
Lots are rental construction projects being built right now.

Being in the 31st most competitive market in teh country, the only leveling off I have seen in the last 24 months is sellers deciding to enter the market. Demand is still outpacing supply.

No, I am not seeing any leveling off. Still have low inventory, rising prices, and homes going off the market quickly, with numerous offers over asking price.
