I don't know that I have access to that statistic... but based on what I can see, the median list to sale ratio in much of our area is at 100% or higher. So that would indicate that 50% of homes are selling at least at ask or higher.

No, that is an interesting stat.  Digging deeper how many of these homes were cash purchases, first time home buyers, etc, etc,  it would be interesting to know more.

Interesting. I haven't seen a NAR stat that tells how many are selling over list price. I pulled all closings for my town. January through today the average was 1.01% of list with many being above and a surprising number in the .97-.99 range. However, it appears 50% or more sold for over list. The highest was 1.24% March through today showed the average as 1.03%. Of course, listing prices are higher than they were in January.

I don't know about my state, but I wouldn't be surprised if the number were in the high 90's with regard to percentage.

Just gessing but I think that number would be 84% or more of all sales have sold over list price.

No, but I look at this statistic for my local market reports. For Carlsbad in March 72% sold above asking price, up to 22% over.

While I cannot find that specific data I did find that the typical sale was 98% of list price in Florida.

Seems like a made up stat. What time frame?

Our MLS can tell me alot & I remember mentioning it to them. If I can't figure out how to do it on the MLS, how can NAR?

Buzz, our area is so large, I usually break the numbers down into an area the buyers are looking, and do the stats.   We are seeing 103 - 105% of the purchase price.
