We just closed on a home and our offer was one of at least 30 and we were not the highest offer and maybe not even the best offer. My buyers won the offer because of the above. One buyer, 1 of 10 offers, and the other buyer, 1 of 29 offers. It was a lot of detailed work, hard work, and thorough thinking to cover all grounds. But that's our job! Obviously, it also depends on how far your buyer is willing to go.

1. Offered purchase price has to be appealing to get the sellers attention. Further negotiation can occur in the process. 'Highest and best' is a phrase we like to use, much like 'AS IS' but we know it does not mean that.
2. Assurance of closing. Presenting this in the context of the cost the seller must bare when an insincere offer is made. Clean is keen. And of course your offer appears cleanest of all. That FHA requiring seller assistance will be a hard sell.
3. Continuation. Establish resonance by acknowledging the 'clues' the seller has presented.
4. Create convienence. The most frequent issue here is the 'other' agent is easily confused and their reactin can poision the mental health of their client. Take the time to ensure the agent can correctly eplain the conveinence.
5. Answer your phone.
Nothing new here. This is a good structure for any offfer.
