If you pursue financing it is required. A sale in the future could be stopped by a lack of chain of title. You can pay now or really pay later!

Very important! I actually had to use it once. I purchased a 3/4 acre lot next to my house and when I went to sell it discovered there was still a $10,000 lien that didn't get cleared when I bought it. Title Company paid right up and I sold for full price.

Title insurance is very important to protect your single largest asset and any other real estate that you own.

It is also required by the lender who provides financing for the property and who insists that their collateral be protected.

It's not important, until you realize you're going to need it. Only a handful of "cash" Buyers ever went without it and I don't recommend NOT having it. Mortgage companies have already figured this out years ago.

Let's just say if you or client don't have title insurance and discover yourself in a mess because so you'll wish you had it.  It's well worth the small expense to CYA.
