When we change a Pending status to an active status due to a transaction failure, that mls status is Back On The Market.
Would I use it as advertising...heck, NO! Why would I try to turn a failure into an advantage
Some agents put the notation into the comments - whether Public or Confidential - "Back on the market due to no fault of the property" or BOMK due to buyer inability to perform" or similar verbiage.
If I, as a listing agent, got a call from another agent asking why the transaction failed, I would answer truthfully without divulging any potential confidential information.

Years ago I sold my personal house...the buyers agent lived next door to me.
The agent/my neighbor was an experienced top broker so I assumed that he would not screw me over...my stupid mistake.
Two days before closing, I learn that the buyer could not qualify and the agent had not taken an escrow deposit.
I ran an ad in the paper that said " all packed and ready to move...buyer gone...desperate to sell".
I sold it that weekend for more money than the other contract , all cash and no commission to the worthless agent/neighbor.

Would not use in advertising, anymore than I would put up a sign rider that says, "Reduced Price"
However, it will go into MLS as BOM for a week. No control over that. Best you can do is add to the confidential remarks: "Buyer loan denied" (if that is true). I do not say "Buyer rejected inspection results" for obvious reasons.

Our MLS sometimes makes us mention that. You will always get that agent that calls asking why. I don't think it matters but I am the only one I think.
We have a dated system that shows on the listing itself showing it disappeared for 30 days etc. So I do mention that buyers couldn't get their loan, etc.

Our MLS will put it back as BOM for the first 3 days. I use the agent to agent comments to offer an explanation as feasible. For example: "Their failed financing means your buyers' opportunity". It happens and most agents call to learn more.
