I don't know what your laws are where you are. Where I live if the tenant changes the flooring without my permission, I can charge him to remove and replace the ceramic flooring he installed if I wanted too. A tenant has no rights to make changes to a rental property without the written consent of the owner. Check your tenancy laws and contract you have with the tenant, I would say no, you do not have to reimburse the tenant for a change you did not agree too.

Absolutely not. In fact you can ask him to pay for reverting back to carpet since he did it without permission. And I suspect the lease says something about needing permission to make changes in the property.

Reimburse the tenant?   Definitely not.  In fact, depending on the language in your lease, if you wanted to you'd be within your rights to hold back from their security deposit in order to return the property to the condition it was in when he moved in.

So, technically, whatever it cost you to remove the tile, and reinstall new carpet.  Personally, if the tile and installation are to your liking, I wouldn't do that... but if they're not... document everything, and send out that letter explaining the reasons behind withholding from his security.

Does your lease say you have to?

Does it say that they must get your permission to renovate?

Does it say that anything substantial they do they must UNDO at the end of the term? 

It typically says that the property is left in substantially the same condition as first walkthrough. 

So if they did something to the property without your consent and there's nothing in the agreement that waives it, you could charge them to put the carpet back! Pulling up tile is pricey too!

If the tile is good and desirable in your area, hey thanks for the updating tenant!

Heck no, unless the signed lease/rental agreement says otherwise.  I would charge the tenant for the cost to put it back the way it was before the unauthorized renovation.

Depends on your lease. More likely, you are entitled to ask tenant to remove tile and replace with carpet, but that would be up to you.

This should be covered in your lease so start there. If this is a condo and yo u choose to keep the tile, confirm that the tile was installed in accordance with the COA guidelines. If not, you may be liable for a hefty fine and required to remove the tile at your expense so best to check before deciding.

In most states you have the right to charge tenant to put back to original condition BUT if the carpet was old and end of it's life thank you tenant I hope the grout looks good and don't pay them anything

If indeed the property was DEFACED, and the lease agrreement PROHIBITS tenant from doing updates or maintainence,  you are entitled to compensation. That is why you collected that security deposit.

IT always depends on the laws that exist where the property is located ANd what action the tenant can take, even if unseccussful, that can harm you financially.

The lease will not say that tenant can re-do as they like.

If it looks good, the tenant must leave it.

If it is a sloppy job, I would point to the section in the lease that forbids changes that are not approved...and I would have them remove the tile and put in new carpet.
