Everyone needs a roof over their head so find out where there's is at at the moment and if they are prepared to take the leap. Proof of funds and / or pre-approval letters will answer that question. Barring that it's time to educate the TK's and help them until they are ready.

Ask them to get pre-approved with a lender. Those who take that important first step are more serious and have verified with that lender what they can afford.

THis may seem obvious, but it truly is not.
What problem are they solving by working with you?
If the assessment is "Nothing that any agent could not do."  You will be a tire-kicker magnet.
If you answer is 'expectional service' you will be a tire-kicker magnet.
Whether it is a buyer or seller, loyalty and commitment comes from seeing the agent as THE solution to a problem they have or perceive.

When I get a call from a prospective buyer, I can ask questions and in 5 minutes or less, find out if they are qualified or not. If not, make suggestions in what they can do to improve and stay in touch with them until they do.
