Having had a family member who had the virus, I would not get my hair on fire about it.  If they disclosed it to you, but have since tested negative, there is no issue.  If they are still testing positive, I would delay going on the market until they get a negative test.  Seems pretty simple.

I disagree with you about attorney needing to discuss with...here in Mass there are more attorneys who are morons and cause additional problems than solutions....full disclosure and disinfect the home...if needed withdraw the listing....common sense prevails here....

I would wait until they've gotten past their 2-week quarantine. Have the family clean the property thoroughly and you should be good to go.

We are mandated to use CDC guidelines and that is what they say to do. Easy-peasy and no attorney necessary!

That is too general a question... has the person recovered? Do they still carry any signs of the virus? Has the home been disinfected? I don't know that my first step would be to speak with an attorney. Lots of questions need to be answered first.

If everyone in the house is symptom free and the infected person had a negative test then I'd not be concerned and certainly not need an attorney.

Check with your state association attorney/legal hotline if there is one, and follow the recommended procedures and guidelines. In CA we have a form sellers need to sign to declare their covid status and allow access to the property.

Had is the operative word in your question.  Disinfect the home as you would every other home.  A LOT of folks have had covid, millions with not a lot of symptoms.

No differently than if a member of selling family had aids, flu, cancer, etc. It's none of the publics business, and it's not the agents job to verify what kind of medical conditions a seller might have.

In the past month? So 4-weeks ago or 1-week ago? If 4-weeks it should be ok.

I'd ask what they have done to disinfect their home and if they have had testing recently and had 2 negative tests in a row. Then I would ensure that potential buyers were aware. Would also make all showings require masks, gloves, and no touching. Maybe you'd like to get a covid disclosure form filled out to protect yourself.

There is not enough information given. Has the person fully recovered (two negative tests, doctor clearance, etc.), have all the others in the selling family been tested and are negative, etc. I would follow the guidelines provided by our local and State Associations.

If they tested negative subsequently, no issue. The biggest issue is you shouldn't disclose it. Honestly, he best course of action at this point is to assume everyone is infected. Even if they haven't been tested and show no symptoms.

Interesting. Here is my question: Will someone please point to the bacteria, germ, virus or (?) in the room they are in and put up barriers, warnings and signs to avoid this area? What area? For how long? Where did the invader come from? How did it enter? Where is it going? What is it doing right now? The fact is: "hype" is having fun at our expense. Apply some testing too: Please list and supply a history of all people who have entered this premises, if and when they got sick within the last 5 years, how it was treated and when did they have their last medical check-up? God help us

I'd ask for some documentation that they now test negitive. If they provide that I wouldn't mention it in the listing or disclosures.

No need for a lawyer to tell me that full disclosure of the recent  infection of a member of the selling family is necessary.

Has the victim died? Has the victim fully recovered? Is the victim still sick? Is the victim at the hospital, occupying the property or elswhere? Are others of the victim's family occupying the property? Have they been tested recently...more than just once?

Has the house been sanitized if it is vacant?

If it is occupied by the victim's family and/or the victim, I think it would substantially decrease the number of buyers who would want to see the property...and agents who would want to show it.

If they have recovered or have had a negative test, there is no disclosure you had the flu in the past. If someone was still postive, then i would sig the listing an dhold on showings until they were clear and the home had been cleaned.

I don't think an attorney would be required, but it depends on the situation. When exactly did they have Covid-19? Are they over it and healthy? Did they quarantine? Has the home been cleaned? Is everyone wearing masks? Where's the hand sanitizer? etc etc etc.

Member of family had Covid 30 days ago and other family members are negative tests yesterday? California is being sticky about the topic. I would not do open houses. I would not ask an attorney. Require those who enter to wear gloves and mask, no children. Open windows. I would NOT have a lock box, meet any buyers agents with faces covered.  When somone gets into escrow document and get signoff. At closing have house cleaned, offer no guarantee about cleaning or covid.

Disclosure and strict protocol. Don't know how disclosure would work with HIPAA in this case, may need permission of seller, but I am sure buyers would want to know. Might need to show proof of negative test and letter from doctor re: safety to be in contact with others. BTW, if one member had Covid and they all live together, were the others tested?
