Sounds like open house would work best for your situation. Or if you go by appt. don't book back to back appt that way you can still work in between.

So, if I were selling my home I'd do it off the MLS.  In this market, I have buyers calling me asking if I have anything that's not on the MLS for various neighborhoods regularly.  If I were selling mine, it would be simple to find a buyer directly.

We live in a stange world, Fred Griffin Tallahassee Real Estate!

Showings have to be scheduled and managed like never before due to the health implications of having strangers walk through a seller's home. When we are inviting strangers into our own homes, it is especially problematic.

Yet, we know how to sell houses and we know that few buyers will make an offer without seeing the house.

You can insist on showings by appointment only. (We do that.) You can also insist that any agent who wants to bring a potential seller in must provide a proof of power to purchase...loan approval or proof of funds for a cash buyer (We do that, too).

If individuals who do not have an agent wish to visit, even more reason to insist that they provide a proof of their buying capability and prove that they are serious buyers. Why don't they have an agent? The answer to that question could be very revealing.

Good luck! It looks like you are in a very good market in which to sell.

By the way...what is a Open House? In our market, we have been forbidden by legal mandate from having an open house for so long that I don't even recognize the term.

With that strong of market, just do Open Houses. maybe Saturday 1-3 followed by Sunday 2-4 or whatever time frames work for you.
