However, Quicken Loans has been the easiest and least problematic of ALL mortgage lenders the past 4 years.
Here in Florida, many buyers have fat 401Ks that make lending EASY. Less qualified buyers, especially those without w-2 incomes may find the local mortgage broker a bit more agile.

If I am making the referral to a lender, it is to a mortgage broker with whom I have a good relationship.
If the buyer is already approved, it is more often through a major bank lender.
