In general, kitchens and bathrooms are at the top of the list and must be updated but if the floor plan is bad, people lose interest quickly. I have seen quite a few remodels lately where owners are removing walls and making major changes to a bad layout or floor plan since open concept is popular here.

Updated kitchens and baths are very important. It is also important that the updates are throughout the house...flooring, paint, light fixtures, etc.

Open living areas are also very popular.

For buyers today - open concept, upgraded kitches, baths and high ceilings.  For me it's the view, plus  must have high ceilings and a wall of windows looking out to pool, patios and lush greenery. One last thing.....character to the house as well.  No cookie cutters!

I like the wow factor of a open kitchen that looks into the familyroom area. Nice island too that's 50 feet long. Throw in the hardwood floors too. A giant square of entertaining.

So I guess my answer is kitchen.

Updated kitchens and bathrooms are always a big selling point in an older home, but it really depends on the needs of the buyer. His and hers offices might be very handy these days. When I used live-in nannies, a nanny room/suite was a top priority.
