I'm a kitchen fan but to be super picky I'de like a greenhouse, a view, and three acres, no HOA, a little stream, house raised above the acreage, house built before 1950, 2 bedrooms 2 baths, and a little barn since you asked

In general, kitchens and bathrooms are at the top of the list and must be updated but if the floor plan is bad, people lose interest quickly. I have seen quite a few remodels lately where owners are removing walls and making major changes to a bad layout or floor plan since open concept is popular here.

Kitchen and open living room area.

Updated kitchens and baths are very important. It is also important that the updates are throughout the house...flooring, paint, light fixtures, etc.

Open living areas are also very popular.

For buyers today - open concept, upgraded kitches, baths and high ceilings.  For me it's the view, plus  must have high ceilings and a wall of windows looking out to pool, patios and lush greenery. One last thing.....character to the house as well.  No cookie cutters!

Usually buyers like an updated and large kitchen.  Also a nice master bedroom and bath.

People look at the whole house but put added weight on kitchens and baths, imho

I like the wow factor of a open kitchen that looks into the familyroom area. Nice island too that's 50 feet long. Throw in the hardwood floors too. A giant square of entertaining.

So I guess my answer is kitchen.

In my market (heavy second home) it's never the kitchen.  But a great view from the great room has often done the trick.

Kitchens and baths are the "hot buttons" if the general floor plan works. 

Denintely the kitchen is the game changer unless you have a  room with an awesome view (waterfront, city lights etc) and then that becomes the most important room.

Depends - many times husband and wives have different favorite rooms.

Updated kitchens and bathrooms are always a big selling point in an older home, but it really depends on the needs of the buyer. His and hers offices might be very handy these days. When I used live-in nannies, a nanny room/suite was a top priority.

Use the RRR (richie reverse rule) i.e. see a master that is small, a kitchen that is cramped, a living room that is dark and they surely scream out their ill...

Open-concept Kitchen, family room, home office or bonus room are the top criteria choices of my buyers in 2020.

The kitchen and the bathrooms impact the purchase decisions.

I'm only partially kidding. I'm not sure if just one room will sell the house. I think it needs to be the overall style and flow of the property. Also depends on the buyer. He wants a big garage and she wants a big kitchen. She probably also wants a master bathroom with dual sinks. 😎

The kitchen is a deal maker or breaker for many buyers.  Backyard is probably the next key factor.  Location surpasses all though.

For me it's the view and the kitchen. I can do something about the things I don't like in a room but it's hard to change the view.
