I would think it's more driven by low inventory as well as desire to get to better living conditions for many (due to covid).  I would assume that low interest rates allows people to afford more and may even allow higher ends of most markets to do well as well.

Low interest rates are part of the reason that buyers are buying and owners are refinancing, Will Hamm 

Inventory also continues to be low in the face of strong buyer interest. Aggressive pursuit by buyers to become homeowners is exerting upwards pressure on prices paid to acquire said homes.

lack of inventory & the low interest rates. We are down to a 1/2 month to 1.5 months depending on the towns. Slim pickens.

Covid just stopped our market here from really rolling like a fire ball. Who's knows how it would have turned out.

In Denver, we still have reluctant and nervous Sellers that don't want to list so to keep people out of their homes.   COVID is some of the reason and serious low inventory is the culprit.

You are the expert in your local real estate market Will Hamm ... Our prices in mine have not raised but pace of sales have. Because less inventory, like musical chairs. The buyer is more motivated to find a house with whatever there is for current inventory. Folks have discovered working from home but telecommuting from Maine is a common goal of more. It's not interest rates causing it when it is a cash sale.
