Only no more than 2 from the same party allowed in. They must wear masks and are asked not to touch anything. 90 people at the SAME time???

I'd invest in a velvet rope. I'd high-five myself and my marketing.
Then, let 3 or less in at a time that are masked and gloved.
The rest need to go get proper gear or go get a clue.

They'd come in one family/group at a time. The rest have to wait until the previous group was done. If the agent wanted to keep track of who was there, they could make them text their contact info before they come in. That way no shared device/paper/pen/etc. No refreshments.

I don't do open houses in general, but certainly wouldn't do one right now. But if the rule is 10 people at a time with other restrictions, I'd be making them line up and wait their turn. Frankly, in many homes even 10 people at a time sounds like a lot.
I'd be prepared with a gazillion masks to pass around. No mask, no look.

1st, do a little happy dance. I have never had that many people at an open house.
2. let them in one couple at a time. advise them all that there have been others in the house and avoid touching items

Ninety is a lot although there are usually two of us and CDC guidelines limit us to 10 persons at a time. No mask, no problem however 6' of distancing must be adhered to. The hardest part would be keeping track of honoring the first come - first served implementation to keep things fair.

We only hold open houses with control - one party in at a time with proper social distancing, booties, hand sanitizers and no one touching any hard surfaces. Just started this and it appears to be working okay.

Caroline,
In commercial real estate the only time I have seen 90 people (broker open house) at an open house is when it was catered by a famous LA restaurant, and that was only done for Class A highrises. Here in Santa Barbara some broker open houses are catered for major estates...now catering is not happening, and I have not seen an open house notice in ages...here. A

Here is a link with information that is required according to CAR on all listings on the MLS and other forms of marketing. It spells out what we have to do here in California. COVID-19PreventionPlanForIn-PersonVisits.pdf
Normally I would not put a link on a comment, but the rules are very specific and there are no choices what we WANT to do or not. And everyone is complying here in my area.

At this first in our lifetime experience, the NUMBER ONE ISSUE with open houses is to avoid this exact situation....and the agent FAILED.
The agent should shred their license, discard their business cards and pull down their website. This is a ship looking for a rock.
The only job the agent really had was to keep people safe. There are COUNTLESS mechanisms to prevent so many showing up at onece and to control those who arrive. However the agent relapsed into business as usual, demonstrated a lack of awareness and agility, at a time requiring vigilant awareness...and business is not as usual.
In the year 2525, if man is still alive, should a flash mod arrive at the open house....Sasquatch and I will still be in control. "shop with your eyes, you have 10 minutes. Pay the girl at the counter."

In Connecticut I'm not seeing Open Houses signs or ads. We are working the business though. We were deemed essential from Day 1. I am taking all the recommended precautions- I wear a mask when meeting people, keep 6 ft social distance & I sanitize my hands after every walk through- and I don't touch my face before I do. I have extra masks & sanitizer for a buyer who shows up without protection. I've also cut out in person meetings when the work can be done digitally.

I would be happy and handle following what ever protocols are required at the time. Right now, In our state that wouldn't be an issue as Open Houses are not yet allowed other than virtual open houses.
If they were allowed, folks would have to wait in their car until the previous looker was done. Or one could have a team mate show up with a stack of Buyer Agency agreements and that could give them something to do while they waited.
Whatever one chose to do it sounds like a good problem to me.

First of 90 people were in line to view a home I'd be shocked! The only time we've had a lot of people were on agent tours for higher end homes and event was catered. None of that would be going on now. Also with our temps getting close to 110 today I highly doubt 1. many people will be driving around going to opens ad 2. they sure as heck aren't going to stand in a line outside waiting to get into home. Summer time here in PHX isn't the best time for successful opens unless it's a development with many homes to look at at once. Good luck on your open today. BTW I'd have masks etc on hand if I were going to do one (but not for 90 folks)!!
