I can see that happening in an open house, but there is another reason why I don't waste time on them.

       It's a great conversation starter.  Like you, I ask them "Who are you working with?"

      Many of those people are not really working with an agent at all (especially at an Open House, where they don't want to "get sold").   Or, they have no exclusive buyer broker agreement, or no exclusive right of sale listing contract, or no single agent notice, or any other document that legally binds them to another broker... which makes them fair game.

I would expect to get that news early on and not after I have shown several homes to that someone. That is why we have an agreement that we expect out buyers to sign.

With that announcement being delivered to me, I would wish them well and ask that them keep me in mind in case things do not work out with that agent. I remind them that all agents are not the same and let it go at that.

I sometimes say " then why are you calling me? ". Surprising how many lazy agents tell their clients to call other agents to show them houses, then if they find something they like, to come back to them and they'll write the offer.

It depends on many factors.  I vet all buyers upfront and decide if we are a good fit working together.  I need lender approval, proof of funds, and more before I engage with buyers and start showing properties.

If you send them on your way you are missing out on a lot! Most of them say they are working with an agent as a self defense mechanism against pushy agents. Keep talking to them and ask questions. Simply asking who their agent is can tell you a lot.

Asking can backfire, especially if its someone not on your favorite list. And you don't want to trash someone's choice of agents. So, I agree with other comments here, I just wish them well on their sale. That doesn't stop me from mentioning some past sales of my own.  You never know, they might have second thoughts and hire me if the other one doesn't work out.

Most times, they cannot tell you "their" agents name or company. This happened over this holiday weekend. Be professional, ask how you can help and let the conversation develop. In our local area, a Buyers Exclusive Agency is not common, so buyers are free to choose or switch agents at will and they do. 20 Questions about them & their situation will often lead to a new client. Do not STEAL a client from another agent, but be open to catching a new client with kindness and professionalism.
