      Hi, Peter.

      I've got one right now where the blue sign road is owned by a private individual; he is clouding title and complicating the sale.  He wants $1000 to allow the easement (the use of his road) to a new owner of my listing.  There is no other ingress/egress; we have to deal with him.

     The Seller's attorney said he could sue in civil court for "easement by use" (the Sellers have been using that road for 20 years), but that civil suit would cost $3500 if the guy decided to fight it.  

In San Diego , public street signs are made from surfboards and private street signs are made from yoga mats.

I had never thought of that Peter Mohylsky, The Beach is closed but I am open. and actually I'm not sure there are any private streets in town except for a couple that have actual gates and/or signs that state "Private Drive, no Trespassing".

Not by signs in our town; maybe by the condition of the roads? The private roads tend to be more neglected due to costs of repair and unwillingness of residents to pay.

I wouldn't make that determination willy-nilly because there are sources here that are more reliable.  "Cite the source".  

Nope. In our neighborhood, the streets are maintained by the city and mews (alleys) are maintained by the HOA. The state maintains the major roads.

Most agents here in the OBX don't know this but brown signs are private and green signs are public.

The last property I knew had private streets within the gated clearly stated so in the listing. But it is a question I ask if it's a country property or gated community and other situations.

If the road is truly private there is often a sign but my guess is not all private roads are marked. And some residents might put up a sign to designate private when that's not legally the case. And it raises the issue of whether there is a road maintenance agreement in place with residents or not.

Not so much by the color of the sign ... but by the location of the sign.  Life leaves clues.  Most private roads will say "private" on the sign. 

Public streets have uniform signage. I am not aware of any standard signage requirements for private streets. Many HOAs have private streets. If I can ever leave my house, I might remember to make look and see if the private signs are uniform or what.

In Colorado you can't tell if a street is public or private just by looking at the street sign.
