YOU DO NOT.

Let title, escrow, lawyer or CPA do so. How title is held i.e. the deed type is exceeding your license to explain.

The best way for a Real Estate agent to explain the type of deeds is to give them directions to an attorney and/or the Title company Jadden Cranney

DON'T DO IT!

You would be practicing law without a license.

The buyer may rely on the info that you give him which may not be the best for their situation.

Tell your instructor that...

Don't Do It.

We are not licensed or insured to explain this.  Attorney, title, escrow officer, or CPA can do this.

You recommend that they discuss this with a title officer, real estate attorney or CPA. It's NOT your job as a Realtor!

well first you'd need to get a law degree and be a member of the bar, then you can proceed with the practice of law, until then if you get a real estate license just refer those kinds of questions to a title company or attorney.

Get familiar with need to know i.e. the concept of finding something out because you have to. Also known as a learning curve, risk, challenge and growth, it is the best teacher by far. Knowledge in general serves no purpose
