Here in NY, we are paused. On everything including real estate. Hopefully, the spring market will become the summer market (or perhaps fall). I'm sure they are figuring out how to do closings remotely for those that were about to close (or maybe they have). Physical showings are generally not happening (and I hope they don't for a while), but many are making use of video tours.

Hard to say, but there have been over 30 homes gone under contract in my county in the last 3 days. 4 today, up from 2 at 10am (5 hours ago).
Will likely stay a seller's market, since this is a global issue and not a state specific issue. I think the actions of the governors in each state will dictate if people want to leave or not.

The slow down has not been felt here because most of home buyers and sellers are high income professionals. When you start hearing layoffs, lack of work, furlough you wonder how it will affect your RE business. About 10 years ago in the midest of Great Recession all homes on the market had multiple offers offering more than asked for. Many buyers tried to offer lower price never had a chance. I remember every other agent I knew was writing offers on the same house. They get often 100 offers. Right now business opportunies will falter initially.

I think it will remain a sellers market, Richie. We have had 130 homes in Charlotte alone (not even counting the 16-county Metro), in the past 3 days.
That will continue simply because we have such a back-log of buyers who are still searching for homes.

If you listened to the FaceBook Live I posted on my blog with Barry Habib, you'd know the shift will occur this summer and it will favor sellers if people return to work or job loss is low; favor buyers if unemployment goes up and remains up for a prolonged period of time. But, we are currently in a virus induced recession. It was due and it's good to get it over with.
