I dont spend much, and I get a great bang for my buck.

Some of the most effective marketing I get from an open is the excuse it gives me to canvas the neighborhood and visit with the neighbors and others that stop in.

If you think that an open can be replaced with a virtual tour then you may be missing the point of an open house.

Virtual tours and landing pages are important, but they are not in the same part of the marketing mix that an open house resides.

Zero.  Flyers are already there for the listing.  No food, not beverages (this is about the house, not feeding the homeless).  Advertisements through the MLS, Realbird and others.  Lots of attendance, those that are serious will leave their info and I follow up with them.

I usually run an advertisement in the paper, utilize social media, including RealBird and put out signs so not too much.  Sometimes, I will boost a FB post.

When I have an open house I make use of the MLS, Social Media sites, my Brochures and I usually place an ad in the local Newspaper --- all this usually for under $50.  If there are refreshments, my sellers usually supply.

For an open house, there is only my personal time spent.

Posting to the mls starts the process of alerts being sounded on those buyers who have stated the preference on Zillow, Trulia, Redfin and so many other websites. This is focused marketing to those who are looking for the type of house that I am holding open.

I do use RB for my opens, as well as FB & Google and do spend money on marketing, food & beverage. The amount I spend depends upon the event - breakfast, brunch afternoon snacks...but, typically about $100.
