I keep all "bad agents" in my phone with a code in their company line so if they ever call or text me in the future, I recall the past offense and know to be cautious or ghost them. The code is A$$h*le.

Paul,

We always knew who is who in the zoo!  They did not last long in the commercial real estate world we were in.  The last nincompoop is now a barrista in San Francisco!  And he was on a team of a huge development and almost blew the deal I brought them...A

No, I typically do not work expireds.  However, if I were to do so and if I had brought an offer that likely didn't get reviewed or acknowledged by the listing agent, I would use that to my advantage when trying to get the listing.  If it was a good offer, I'd bring a copy of the first page to show I actually did write as proof, in case the agent never presented.

Being and staying aware is an important part of life.  Is that the same as a "watch list"?

In most of my listings I have clause that says, “X days after expiration” if sellers sell to a buyer that had previously offered the seller owes commission.

Important especially if the seller keeps rejecting then accepts the same offer after expiration.

So your client moved on, you called the expired owner who now listed with you, got your client to come back who now made an offer? Confusing.... Please explain.

Yes I do & it's always in the back of my mind as another option. LA truly pulled a boner there but that's good for you. Congrats on your followup as it got you the deal.

Timing is everything Paul S. Henderson, REALTOR®, CRS . I don't track expireds but I did gain one great client by checking on an expired for a buyer. The Buyer is a contractor and I sold him several flips and in turn sold all of them again for him once he had completed his work on them.

Good move on your part, Paul S. Henderson, REALTOR®, CRS

Sometimes I follow up out of curiosity.

Doing that right now for a client who is interested in a property for which the listing agent's story does not seem to ring true.

I work with all agents and keep my personal feelings inside myself.  No agent that I don't like knows that I don't like them.  We work with inferior agents cautiously but they sometimes have exactly what my client needs so no bridges get burned.

The house I live in right now had a sign out in front and the listing expired weeks ago.

I called the seller, cut out the agent, and bought the house.
