But there are still people who try. Especially foreclosures and seasonal houses that remain vacant for long periods of time.
Keep an eye on your property; make sure your property taxes are paid up to date. If you have squatters in your house or on your land, or if your neighbors are encroaching, call Law Enforcement and/or a real estate attorney immediately.

Sometimes a property for sale that had been foreclosed was "boarded up" as instructed by the bank. The seller/owner was in "charge". My suggestion: follow the money...

Yep, during the short sale years of The Crash, it was a problem and we did get to kick some ass,toss some possessions to the street and no...they never came back to my listings. It was quite fun getting very Italian gangster on them as they were breaking the law and couldn't report us.

The part where the owner is protected is where the squatter must pay taxes on the occupied property continuously for five years to gain possession and that is not without a fight too. However, having any squatter is a nuisance, costly and time consuming. I have gone up against some genius squatters as well as the spontaneous opportunists. All provoke a dark challenge

Here in NH there is no squatters rights. If you do not belong, if you cant show a valid lease or receipt, you are removed and or arrested for crimilar tresspass. Every now and then i find this with my new bank owned listings,

I am aware of "Adverse Possession" and "Squatters Rights". I am not aware of any local instance. There is no reason I should know unless it was one of my clients or it was something notorious.
