When I did it solo for just a few, I used TenantFile. Easy and cheap and 'enough' to satisfy the State.

At my previous brokerage we managed a mix of commercial and residential properties. I was brought on to source and convert the company from Yardi to whatever sotware I ultimately chose (yes, I had great latitude). I chose Appfolio and was thoroughly pleased. Appfolio representatives were very easy to work with throughout the conversion, and the software worked very well for us. I know several other property management companies in our city also use Appfolio.

I do not manage property. Being a certified PMP (project management professional) if I did manage 10-30 I would use a spreadsheet and other systems I've created to manage my transactions. Sometimes CRMs are just too robust and are often not needed.

Mary Vasilevsky many years ago I used a software called "Propman" but it was so long ago I do not know if it still exists. If I were looking today I'd first check at Majorgeeks.com as they have thousands of pieces of free software. I've always liked free .
