In Oregon, ADU's are becoming an acceptable solution to address the affordable housing crisis. It will be interesting to see how much it accepted once the neighborhoods become denser with parking shortages due to streets not being designed for the add'l residents.

I was reading a review of the new ADU rules.  Not a fan of some of them, unless they are implemented correctly by the city/county.  Not a fan at all of the "can be 16 feet tall, even if it blocks someone's view" rule.

 

Still, would be nice if the brainless zombies that are ruining this state would actually focus on fixing the problem, instead of creating bandaids that can cause more harm than good (such as eliminating single-family zoning).

  • Reduce red tape
  • Eliminate costly studies
  • Let some endangered species die
  • Reduce taxes and fees
  • Offer builder incentives (aka reduced taxes)
  • Control the unchecked immigration

Or just keep on creating more anti-business and welfare state policies and watch another million people leave the state.  No wonder they didn't want a citizenship question on the census, they're going to lose seats in Congress!

Now that they have tripled the occupancy rate for most of the properties did they make plans for the accompanying infrastructure?

Where will the human waste go?

Where will the trash go?

What will they do with the additional rain water runoff created by the additional lot coverage? Will they funnel it into the ocean or do they have plans so it can soak into the ground to replenish the aquifer?

Will those who do not max out their occupancy have to subsidize those who do?

The list goes on with schools, roads, police, fire protection and everything needed for people. Is this a well though out plan or just politicians buckling to lobbyists pressure?

What a great idea coming from California.

Yep, double the occupancy or even triple it and like magic, places to park those cars will appear. The right to enjoy ones property in peace may be eroding for their neighbors.

Let's make every community a BNB short stay opportunity!  I know of some 400SF places that generate sufficient revenue to pay the mortgage on the primary house. Opps, there goes the 'affordability' argument.

The good news is, retirement plan for most Americans is in the children they brought into the world. Having this housing option easily accessible is a solution and resource for demonstrating family values via multi-generational living.

My family owns an Orange County home on a corner, with a large covered patio (continuous roof line of the house) and a two car garage with a two car driveway.

It is an ideal candidate for converting the existing patio or garage into habitable space. With a crane, we could also drop a modular in the back yard.

We are looking to sell the property and have had contractors bid to expand our habitable space.

So far, the numbers don’t work.

It would cost more than it would increase the value of the property.

I’m sure many ADU’s will be completed but it isn’t a quick, easy thing to do.

One issue many people overlook is parking.

In many parts of the OC parking is at a premium.

If you have to park your cars “down the block” you are just inviting them to be broken into.

We’ll see how this shakes out.
