I can't say this is a feeling I have ever experienced.  The closing procedure is different in each state and the process can even vary within the state.  Mistakes can occur but understanding and knowledge of local real estate is important when you want to avoid trouble.  Study hard(and lots) and good luck as you near your state real estate examination.

I've caught mistakes on the Closing Disclosures but, all I do is send it back to the attorney's office (the paralegal) and she will correct it. 

I'm just another set of eyes on the CD for the buyers or sellers because ultimately, the onus lies on the attorney (and lender).

We are an attorney state so it is not my job to correct it. Point it out, ok, but the attorneys handle all that here in IL.

In fact, I've been told to shut up at a few closings by my clients attorneys when I see something is wrong.

I've had it happen prior to closing but not during. As long as it was not an error that caused the closing to stop and could be fixed easily I'd be ok

At closing table yesterday, lender docs displayed an unmarried couple as married.  It is also interesting that title co did not confirm in advance how their client wished to take title.  Both lender and title co could have prevented this.  

Agents are not privy to review closing instructions between lender and title co, agents are not in a position to find or correct this mistake.  And not an attorney state here.  

It closed on advice that lender would submit a corrected doc, the original was manually corrected.

I always peruse the closing docs before an actual closing...and yes I do have any mistakes corrected...BUT...

I have also had title company revise closing docs and put bogus charges on the buyers side at the last minute. 

I throw a fit, stomp my feet and refuse to close...maybe a bit drastic, but that is what needs to be done to get things corrected.

It should not ever come to down to being at closing and finding a problem with the new laws of needing 3 days to get closing docs before closing. There are many issues and i find them before we close. The buyer or seller rarely will now, i find it, i have the bank or ttile comany fix it and we close.

Luckily that has never happened. But further back in the transaction maybe at the original offer... I felt as if I lost the deal for my clients. Even though I fixed the mishap without skipping a beat. It’s never a good feeling and it keeps you on your toes the next time you submit an offer.

I would image the feeling to be close to the feeling one experences when arriving at a house with buyers in tow and the E-box won't open.

Of course it aways someone else's fault.

OR......

it is when things go wrong that the pros show why they make the big bucks. 'Is the agent an order taker or a problem solver" becomes apparent.

HINT: there is always glitches but pros still make it look easy.

How does it feel? Lousy.

But hopefully you have the ability to correct the error. I almost always have the escrow agent send me the settlement statement ahead of time so I can review. However, one time we showed up at the signing and the settlement statement did not show a credit that was owed to the buyer. Fortunatley I had the paperwork with me and we got it corrected. That is why I attend all signing appointments.
