network.... meet people.... go to functions that are sponsored by clubs and organizations in your area.... 

face to face is how it works best.... volunteer....or join organizations.... become a familiar face.... it takes time, but if you do it properly, your contacts will talk to their contacts and your database will grow.....

Just talk to everyone and build relationships.  Deals can be found everywhere. 

One of my favorite transactions was with an awesome waitress at the restaurant where many fellow Realtors have lunch.  I overheard her talking with another server about needing a rental.  So I talked to her about one, and ended up selling her a home. 

I also used to talk to the man who bagged my groceries before he retired again.  We would talk everytime I was there.  He ended up buying a new home for his step daughter, and selling her old house  (with me as their Realtor). 

I could go on, but I think you get the idea.  Talk to people, and more importantly LISTEN to them!

Seth. That's a very insightful question, especially coming from the Agent Professor school of churning out online questions.

When I first got into the biz... (back in the Jurrasic period).. one of my friends was the number one agent in our area, producing about 80 million dollars in business each and every year.  Our spheres of influence overlapped dramatically.  So my sphere was useless as a new agent.

My first year, I sat 51 open houses that year (every weekend but my birthday weekend) for other agent.  I made sure my face was visible to each and every buyer out there.

I also took every opportunity to take "floor time" at my office... and one month had 17 four-hour stretches of floor time.

I did over 6 million dollars in business in my first year, beating our many mature agents in my office who told me that the market was soft.

Open Houses and Floor Time served me well.

Very often agents find themselves relocating to a city where they know no one. Even the family and friends and circle of influence are in a different time zone. So, this is nothing new.

But, what will work for you? Your choices are:

1. Wash, rinse, repeat. Implement the same methods of the legions who have gone before you. The secret ingredient is sufficient $$$$$ to wait until the process produces some fruit. That is why so many advise not considering real estate unless you have deep pockets. I disagree.

2. Why are you going to real estate school? IF your vision was driving about looking at other people homes, nice car, new shoes...then broadcast your vision to create resonance with those of like passion. Of course you know that example is facetious...however,,,,of the convictions that led you into this choice is the knowledge citizens are deprived of choice....go with that message..a message that will resonate with those in the 90 day market...and that is the market you really want to tap into to get to a pay day sooner. Direct mail is a great method of stirring up activity.

3. You have created your 90 day business message and solution. Now you need to get eyeballs to see your USP. Remember, the sooner you start making money the greater the reality you are a real estate agent professional rather than a real estate agent hobbyist. The industry creates hobbyists where the majority of agents can not live on the income they produce.

4. Of course you have implemented the process detailed in my book "On the Right Track' meaning you know  who you are and have defined your business and the resources with which you have to work AND selected the right broker. For the first couple of weeks you need to focus on learning office operations and how to mine data in the MLS and tax records. Zero in on the 'markets' your business plan identified, know your stats, create the info-graphics and make certain that any eye that falls upon you knows exactly what question you are able to answer. you should be able to figure that out.

Now, if you don't have a business aware, you have volunteered to practice 'accidential real estate." in that practice there is certainly no guarantees. The critical business plan is found in the same book.

Start creating that sphere Seth Rooker by getting involved in the community. Some groups you may consider are: Team Booster clubs, political involvement, church, community support such as Lion's Club, Exchange Club, ToastMasters, etc, etc. Get active! Be involved!

Don't be afraid to introduce yourself to contractors. My experience is that some are jerks but most are good people. As a new agent especially look for young, new contractors. Ask at home supply stores for lists of contractors and also look in the want ads for contractors looking for work. If you can find them some (most listings need a little sprucing up) you will have a friend for life.

Do begin with your COI you may be surprised with your responses. Join the Chamber of Commerce in the area you will be farming, networking is key.
If you belong to a gym, make you you let everyone know you are a Realtor. I have been asked for my card (and received calls) in grocery lines.

 Learn how to conduct a successful open house. By successful, I mean an open house that is well attended so that you can meat potential buyers and sellers (neighbors) who may become your clients. Add them to your data base and contact them on a regular basis. Maybe you will also sell the house.


In addition, make sure everyone you know and meet knows that you are a real estate agent. It is easy to bring up in a conversation that you have a new career as a real estate agent. It automatically leads to them asking questions. Add those folks to your data base and state in touch with them.

Others here have mentioned additional avenues to grow your data base.

Remember: as a sale person, your number one job is to find leads and then turn them into clients.
